Easy check in, have stayed many times and will go back again and again.
Easy walk to everything that Melbourne has to offer from casino, restaurants, shopping, museums, public transport etc .
The rooms are always clean and beds are comfortable. They are always more than happy to hold our baggage when we check out which is convenient to come back after a morning breakfast and a shop.

Dirty and rundown
The building is old and not like the pictures on the website. The fixtures have not been updated for many years. I was expecting a serviced apartment hotel. Note that Oaks don't clean your room unless you pay extra.
Upon arrival, our room was filthy with caked hair and dust on the skirting boards, doors and across the room. There was black mould and unexplained goo in the shower. The room hadn't been properly cleaned in months. I asked for a full clean and Oaks obliged, even then the room wasn't that clean, with old food under the beds. Only the cleaners managed to throw away one of my seven-year-old daughter's soft toys we'd brought from the UK in the process.
The building is old and it shows. The walls had dents and scuff marks, and the doors had wilted in the sun. There was a hole in the carpet next to one of the beds. The air conditioning didn't work. I'd set it to 21º and it would creep up, it couldn't keep the temperature consistent. Most of the lights didn't work in the room.
Wifi never worked and in a week, I used up all my roaming data. I spent so long on the phone or at reception trying to get it fixed, I just gave up.
The Oaks site says the two bed apartments have king beds. This is one of the reasons we booked. They don't. No room does, only singles pushed together. There were wardrobes but they had sloped shelves, rendering them useless.
There's a gym and pool. The latter was untidy and the glass between the two hadn't been cleaned in a very long time.
Oaks staff generally couldn't help, as there was usually only one person on duty. Shu, the manager, did help, though he couldn't fix everything. Thanks to him for making an effort and giving us a partial refund. I appreciated that but would have preferred a good stay and not having had to waste so much time trying to get things improved.
The room was a good size. Note that you get minimal crockery or cutlery. You'll get one tiny sachet of dish soap that will barely clean anything. The TV was low-res and had very few channels.
I would recommend looking elsewhere in Melbourne. Don't stay here.

They never replied to my messages beforehand, when I emailed and even tried to ring quite a few times. However, it was quite comfortable and up to expectations.
On checking into the room, and getting in there, though, I tried to turn on the TV but it was blaring and the remote control didn't work. I tried to ring reception but the phone wasn't working. Went all the way down to reception with the remote control in hand, to see if they could put a new battery in, then and there, but they said to just put it back in room and they'd come up and fix it, later on, even if I was out. They did fix the remote control as in it seemed to work, at least to turn it straight off, but I never bothered with the TV after that.
Breakfast was free, as they said, for my booking, and it was better than I expected. Quite pleased.
I enjoyed the city views, out the window. Lovely!

Our stay at this hotel was absolutely exceptional! The location is unbeatable if you love convenience. The casino, multiple fantastic restaurants, and excellent shopping are all within easy walking. From the moment we arrived, the service was top-notch. The staff are incredibly polite, friendly, and helpful. Check-in was a breeze—fast, seamless, and completely hassle-free.As for the room, it was spotlessly clean and well-maintained. The bed was extremely comfortable, providing some of the best sleep we've had in a long time.If you want a stress-free stay where everything you need is right at your doorstep, this is the place to book. We will definitely be back!

After overhearing it was my daughter’s birthday they put together a bag of goodies for her. Couldn’t fault the place
