The main house was constructed in 1895 and has continued to be renovated over all the years that have elapsed since then. The actual guest accommodation is totally sepRate from the main house in so far as it is situated in the rear of the garden in two separate and fully self contained suites with the their own entries.. The garden has won many awards and is much admired. Located less than 1km from Perth city centre, The Hollies offers rooms with included breakfast and free on-site parking. This property is surrounded by lovely gardens and offers a verandah. All suites offer a flat-screen TV and classic décor. Situated in Guildford, the boutique Hollies B&B is 9 minutes walk from East Guildford Train Stationand 6 minutes drive from Midland. Cottesloe Beach is 40 minutes drive away. Perth Airport is 5km away. Each air-conditioned room features a sofa, a flat-screen TV, a DVD player, a refrigerator and tea/coffee making facilities. All rooms include a private bathroom with a shower, bathrobes and slippers. All suites are situated within the grounds of this superb property and are totally separated from the main residence and have private entrances. Your daily breakfast consists of your choice of continental or cooked breakfast served in-room. Please inform The Hollies in advance of your expected arrival time. Wedding weekend
Our room was beautifully decorated, very comfortable bed and lovely bathroom. The gardens are perfectly manicured and there was off street parking for our car.
We had a very nice stay and our hostess served us a lovely continental breakfast in bed the next morning. We loved it!

Exaggerated
Of particular interest to us was the offer of cooked breakfast and closeness to the Swan Valley, which we'd planned to visit during our stay.
What a disappointment - no cooked breakfast, and when we enquired about the inaccuracy of the advertised cooked breakfast, all the host said was "oh no, I don't do that anymore". No apology either for misleading advertising.
The room was in need of a thorough clean, as there was thick dust across the top of the bedhead and other furniture, as also there was insufficient careful cleaning in the bathroom (very small and cramped). Also encountered a few cockroaches in the cutlery drawer (ugh). Again, no apology from the host when we reported this. The mattress was old and way too soft - nowhere near the standard of a modern hotel.
Free parking turned out to be parking outside the property on the verge - that's similar to street parking! Not exactly secure!
Our observation was that the host had tired of running the place, and it showed in the less than ideal condition of the services offered.
We'd never go back, at least not while the current host is there. Definitely not comparable to a 5 star hotel as the website boldly (misguidedly more like) advertises. More like a 3 star needing a significant amount of work.
Very disappointed, so much so we checked out after just 1 night.

Neat, pretty B&B in the Swan Valley
The guest rooms are housed in Judith, the owner's garden - they're basically pimped-up garden sheds in the best sense of the word. Bijoux is another way to describe it - pretty, has all your mod cons. It has AC units in them, so would be fine in the warmer months.
You're away from Judith's house, which you will never enter as you get into your room through a side gate of the garage. We were lucky that there were no other guests during our 2 nights there - so we had the run of the garden which we enjoyed.
A bit alarming was the fact that Guilford is in the landing path of planes coming into Perth - so the sound of planes overhead as we sat in the garden was jarring.
Breakfast is modest - don't expect fry ups - you get juice, a croissant with jams, fruit salad and muesli. Your'e expected to make you own teas and (instant) coffee using the kettle and cups provided in your room.
Parking is on a grass verge outside the garden gates. The area is safe and quiet.
It's neat and tidy, Judith is friendly and so is Bonnie, her dog.
