Great location

Great location in the middle of town. Restaurants and amenities all around, close to market and river. Bicycle hire available. Staff very friendly but English was difficult. Breakfast was basic but adequate. They kindly allowed us a late checkout at 3.30pm for which we are very grateful. The hotel is on the main road but we had a back room which was fairly quiet. We enjoyed our stay here and would recommend this hotel.

Bad Service ever

Unhelpful receptionist and bell boy. We checkout in early morning and I repeatedly and seriously request for breakfast boxes at reception. When we check out, I asked for the breakfast boxes and the bell boy said he don't know and stay clam. I think he arranged something for me but he stay just normal. I complain him I already requesed for breakfast box cause we checkout at 5 Am. But he said he don't know about it and receptionist didn't give him any messages. They didn't hangover properly and no responsibility. I know we cannot expect too much from them. But they must know the basic duties and responsibilities of receptionist. They didn't give any apology to us and stay clam and cold.
Management should give more training to them.

Located in centre of Hsipaw

We stayed for 2 nights and this was good place to stay in Hsipaw. Hotel is located in the centre of Hsipaw for valuable price and you can easily walk to bus station & market. Room was clean, breakfast choice is between western menu & local food. Staff was very helpful, they picked up as at the train station and helped us arranged pick up by bus so we didn't have to walk early morning to bus station. We recommend this place.

Clean hotel in good location but with bad wifi and broken shower

Pros
- There are free shuttle buses (pick up trucks) from the train station to the hotel
- Good price for a clean hotel with a good duvet (and extra blankets if you get cold)
- Good location in the middle of the city. Plenty of restaurants around and not too far to the waterfall etc.
- Staff provide you with a map with suggestions on what to do
- Superior room also comes with a balcony!
- Breakfast is a selection of fried rice, fried noodles, watermelon, papaya, coffee, tea and water. Each day there is also something different. E.g. one day there were cold pancakes, another day there was fried egg and fried veg (tempura).
- You can buy bus tickets to Inle lake and the bus picks you up directly from the hotel.
Cons
- The WiFi was very patchy. I wasn't even able to load my Facebook home feed. This was a problem by reception, at breakfast and in the room.
- Our bathroom shower heads were both broken (The handheld showerhead didn't work at all and the overhead showerhead was very tempramental). When I told reception, they said they already know and just laughed...
- For hot water, you need to leave the tap running for at least ten minutes, which is a waste of water but I guess can't really be helped here?
- There is no room service unless you specifically ask for it at reception. Your room bill per night covers two large free bottles of water but you won't get them unless you ask for room service.
- The menu doesn't have prices on so if you eat here, you need to ask specifically per dish. Food is relatively cheap (500ks for Shan noodles, 1000ks for juice, 2500ks for fried noodles) but it takes over 1.5 hours to prepare.
- Some of the staff in reception speak English, others don't speak as good English.
- The phone in the room does not work, so if you are on the top floor with a problem like no hot water, you need to go down four flights of stairs. Iwas also sat in reception when the phone was ringing for around ten minutes... They don't answer the phones even if your phone in the room works!

Awesome value

For just $18 a night I had buffet breakfast, a king-sized bed, and a private bathroom with a bathtub, right in the middle of town. Plus a TV with some English channels.
I can't complain at all, this hotel is really great value!
