Set your expectations properly
Next, Fred is a top-notch host/contact. This property is essentially over-a-business loft apartments converted into short-term stay suites (I would consider it Airbnb-equivalent…they may even be listed there as well, I don’t know - I booked through Booking.com), and Fred was incredibly and promptly responsive to all my questions leading up to my stay, including my call to him when our credit card was initially declined the day before our arrival (a classic “foreign card/fraud indicator” glitch that I had corrected within minutes). He provided detailed instructions for entry into, and usage of, the property and apartment, and it was flawless. We didn’t need to contact Fred again during our stay but I have no doubt he would have addressed any issues.
We chose a deluxe king studio unit and Fred assigned us unit #201, and it was spacious, well appointed, and provided everything needed for our 2-night Fri-Sun weekend stay. The A/C was well needed for a summer stay and worked great, the WiFi also worked well, and there’s a kitchenette with utensils, and also a fridge with small freezer (appreciated for my wife’s meds as well as for snacks and restaurant leftovers to consume later), and microwave. Bathroom was roomy (except for the shower, more on that below), and the hot water, commode, and plumbing/water pressure all worked great.
There’s no designated parking for this property but street parking can be found, although depending on day/time it may be 1-3 or more blocks away. I felt our vehicle was safe wherever we parked nearby. Also, downtown Charlottetown metered parking is free after 5PM Friday (although the meters said 6PM on them) and then through the entire weekend; if you stay midweek you’ll either need to use pay/garage parking nearby, or find non-metered side street parking, which may prove challenging. Have Canadian quarters available if you use a meter for any short-term (2 hrs or less) parking.
If the less-positives that follow are not as much of an issue for you, I can certainly recommend this property. As for those less-positives…
First and foremost, as most other reviews have stated, you’ll be dragging your bags up 26 steps if on the second floor, and 51 if on the third. Furthermore, and only speaking for unit #201, there were no grab bars in the shower or near the commode. Basically, if you have any mobility challenges whatsoever, do NOT book this property.
Next, it is true that this a downtown location so some ambient noise is to be expected. In fact, the windows did a surprisingly good job deadening most of the “typical” street noises. However, we discovered that at least over the weekend we stayed, inconsiderate motorcyclists have a habit of not just driving by but constantly revving their engines and driving back and forth at the corner of Water and Queen around late evening bedtimes. I’m talking over and over for 30-60 minutes at a time, no exaggeration, and that noise pierces right through those otherwise good windows. If that might bother you, do NOT book this property.
The king size bed/mattress in unit #201 could probably use replacement soon; it was pretty well-indented on each side and we each felt like we were sleeping a bit sloped off to each side. It’s also a bit noisy and we woke each other several times during the night upon natural tossing/turning.
The shower is a small, European style corner unit, which means that while you’re calibrating the temperature before you get in, the bathroom floor will get wet. You’ll need to lay down an extra towel.
I found the homeless folks around the immediate area to not be particularly aggressive, but enough of a presence to be noticeable. Again, we never felt unsafe, but it’s worth a comment here.

Amazing, Amazing and Amazing
We were impressed to receive a phone call from the manager Fred the night before we were to arrive. Fred introduced himself and we were able to set up a time we would arrive in Charlottetown so Fred could meet us and show us our suite. that also provided us with his number in case we had a change in arrival time , or questions afterwords.
We finally arrived to see that the Water Suites is located in the heart of downtown Charlottetown so its the best location for walking to all the stores, restaurants and local sights.
When Fred opened the door to our suite, both our mouths dropped in amazement to see the most beautiful high ceiling suite, retaining its historic quality with a total of 7 high windows letting in the sunshine into the room. It felt historic and luxurious.
A well laid out kitchenette with plates, cutlery and glasses were there for our use. There was also more than enough coffee pods for the coffee maker than the 3 nights we were booked in for. We both smiled after opening up one of the kitchen drawers, because we had been carrying along a bottle of wine that we could not open for several days , not being able to open it because it was corked. The drawer we opened contained a bottle opener/corkscrew for just that occasion.... and we used it :)
The bathroom was huge and also decorated with its historic theme complemented with trendy fixtures. The shower was spot on for heat and water flow.
The rooms were all immaculate, fresh and clean. We ended up enjoying more time in the room than anticipated, because of its relaxing atmosphere and charm.
Fred took his time and explained all the details about the room and provided us with information about dining in the area, car parking , and some of the local places to see in Charlottetown.
Two of our meals ended up in the same building complex. Water Street Fish and Chips was one door to our right for a nice dinner, and Linda's Coffee Shop and Restaurant was one door to our right for our next day breakfast. Both places offered a tasty meal.
Thank you Water Suites for a short but lovely stay. We will choose you again for our next stay in Charlottetown and recommend this for any travelers wanting to stay in the downtown area of Charlottetown.

Autumn in PEI
Fred, the property manager communicated with us prior to our arrival and was there to meet us. He helped carry our luggage to the room. Our suite was large, well appointed and well maintained. Everything we needed was there. The king size bed was excellent. The location was excellent, within walking distance of historical sites, the waterfront, great restaurants and “pubs.” Fred advised us as to where to go and where to dine. Our stay here was terrific and would recommend the water Suites to all.
