Everything about the Emmad is great. Although a little rough around the edges it’s great value for the money. The staff it friendly and helpful. The rooms are neat and clean with lots of space. Separate kitchenette. The bed is comfortable. The restaurant has great food. Better than the Hilton. 2 km from Airport with shuttle service.

Avoid Emmad Furnished Hotel – A Disappointing and Unhygienic Stay

I booked it through Agoda and stayed at Emmad Furnished Hotel in Gerji, Addis Ababa during November and December 2024. What appeared to be a modern, well-kept hotel online turned out to be the opposite in reality. The property is poorly maintained, unclean, and overrun with cockroaches. They were crawling on food, drinks, the bed, the ceiling, the sink, and even the bathtub — including baby cockroaches. Whenever the electricity went out, they would appear instantly, covering the entire room.
I expressed interest in staying longer if they would reduce the rate or move me to the newer-looking building next door, which seems to be around 8 years old. Unfortunately, the manager – an elderly and uncooperative man – was dishonest and dismissive. I was paying $26 per night for the old, rotten room, with a door that barely closed. I showed him live pricing from Agoda, which listed the same room for less, but he kept insisting, “We don’t work with Agoda anymore.”
After two weeks of waiting and being misled, nothing changed. I dislike moving hotels once I’ve settled in, especially since packing and relocating always disrupts my routine, but after four weeks of no improvements, I had no choice but to leave.
Also, the location is misleading. Online it says the hotel is in Bole, but it’s actually in Gerji — a completely different area.
The only highlight of my stay: The three receptionists were outstanding — polite, respectful, and always stood up to greet me. They are the only reason this hotel deserves any credit.
Bottom Line: Emmad Furnished Hotel is not what it claims to be. It is unhygienic, outdated, and misrepresented online. I strongly do not recommend it.

Lodging in Addis Ababa.

Great place to stay. Good room, service and food. Reasonable price ($50, cdn).
They were there to pick us up at the airport. Emmad is 10 minutes from Bole airport. the staff was helpful. Free breakfast, and laundry. The room was quiet and spacious. The bed was comfortable and bathrooms are clean and roomy.

Old and neglected facility. The seats are old and loose, the fixtures in the room all old, rusty and dirty.
The linnen is dusky, the bathrooms are old and water spills everywhere as you shower, and you have te request to get a towel
cold in the room with inadequate duvet, i had to request more blanket i was freezing. the kitchen does not help because they only serve limted breakfast no lunch no dinner, no drinks, the staff very nice though, and they are willing to help but limted resources, they came for me quick in the airport and the phone to desk, the wifi was working, tv has very few non english channels except aljazeera which you search for an hour and remote doesnt work.
the price is cheap yes but you will not like the accomodation, they need to renovate the hotel and overhaul it.
