⭐⭐⭐⭐⭐ Excellent stay in the center of Munich
The apartment was modern, clean, well-maintained, and very functional, with well-organized spaces and tastefully furnished. The rooms were cozy, the beds were comfortable, and we particularly appreciated the presence of the equipped kitchen, which was very useful during our stay.
The location is certainly one of the strong points: very central and convenient for visiting Munich, with the center and numerous points of interest easily reachable on foot and public transport in the immediate vicinity. The location, in fact, is one of the aspects most appreciated by the property's guests as well.
We also found the staff to be kind, helpful, and professional. Overall, the property offers an excellent combination of the comfort of an apartment and the services of a hotel.
An absolutely positive experience. I would gladly return for a future stay in Munich and I recommend it without hesitation.

Amazing Rooftop Suite, Great Location and Exceptional Service!
What truly made our stay stand out was the incredible team. The staff were very cooperative and polite throughout our visit. Althoguh every staff was good but we would specifically like to thank Jolanta and Lucas for their exceptional hospitality—they were both very helpful. On the last day there was some issue with the elevator but the staff helped us to get our luggages (almost 12 bags) from the 7th floor to the reception.
The other good part about this property is its location. Its just walking distance from train station, tram station and the main shopping and dining area Marienplatz.
The combination of the great room, good service and great location made for an unforgettable experience. We highly recommend this hotel to anyone visiting Munich!

Overpriced and Disappointing
The apartment itself felt cheaply furnished, was not particularly clean, and lacked the quality you would expect at this price point. The breakfast was acceptable, but at €25 per person it certainly did not offer good value for money.
The check-in process was unnecessarily complicated as it is entirely digital, and getting to the room involved passing through numerous doors, making the arrival experience frustrating rather than welcoming. To make matters worse, there was an unpleasant smell of rubbish and feet in the hallways, which created a poor first impression.
Another surprising policy is that housekeeping is not provided unless you specifically request it at reception before 10:00 a.m. each day. For an apartment charging around €300 per night, this is an unreasonable expectation and something that should either be automatic or made much clearer before booking.
They also charge an additional fee for dogs, yet provide absolutely nothing in return—not even a dog bowl, bed, treats, or any pet-friendly amenities. Charging a pet fee without offering any added service or convenience feels unjustified.
The location is convenient, being within walking distance of the city centre, but the surrounding neighbourhood is not particularly appealing.
Overall, while the location is a plus, the experience fell well short of expectations. Between the lack of cleanliness, poor value breakfast, cumbersome digital check-in, unpleasant common areas, the restrictive housekeeping policy, and the unjustified pet fee, KOOS Apartments simply does not offer value for the price charged.
