Excellent !!!!!

From start to finish we felt not so much like guests but like family, all the staff couldn’t do enough for us & really went out of their way to make sure our stay was as special as the location, which offers security & lovely views of the sea, with the beach approx 15min downhill walk, however the return journey certainly works the legs
The Villa itself was very spacious, plenty room for the 6 of us & kept clean by maids coming each day also with clean towels.
We had a lovely meal on the first night in the restaurant & breakfast for the last morning before departure, both were faultless.
We can’t thank everyone enough for making our stay truly memorable - keep up the high standards !!!!

Magical - a place built with soul ❤️✨

Great stay, beautiful view – St. John Villas, Tsilivi

Stayed in a 2-bedroom villa with a group of 6 — plenty of space for all of us. The villa was spotless and had all we needed, but the cherry on top was the pool, well kept and just the right size to relax in. Being up the hill gave us a lovely view towards the sea. The hosts were friendly and responsive, helped us with local recommendations, and even arranged transportation and a boat trip for us. Breakfast at the restaurant was great too. Would definitely stay again.

Very poor maintenance of an otherwise nicely laid-out hotel

The hotel is beautifully landscaped, but very dated and very poorly maintained.
There is trash in the hedges and on the green spaces, which is ignored by the cleaning staff/pool attendants. Boards for bird nests are attached above all patio doors. A nice idea, however, the birds are constantly flying over the patio and pool, which results in bird droppings constantly landing on the loungers and in the pool. The outdoor shower is unusable because of this, because the cleaning staff does not spray off the completely sh… floor at all! Door frames are also very heavily damaged; the hotel is apparently not being maintained. A waiter was made aware of bird droppings on a glass pane by his supervisor. He then took a cloth napkin, made it wet, and wiped briefly over the pane.
The staff is almost without exception friendly.
The lady with curly hair at the reception desk seems very annoyed. She completely forgot about us twice, for example when we asked for new bath towels, which were not replaced. We had the used towels with us at the reception and asked for new ones. She sent us back with them and said that someone would come with new towels immediately - no one came. Another time, our ground-level patio doors were wide open when we returned from an excursion in the afternoon. She only said that the cleaning staff must have forgotten to close them. When we then pointed out that ANYONE could simply walk into our suite, she said very annoyedly that she could tell the cleaning staff. Not a word of apology!
If you book breakfast with your stay, you can choose a breakfast from a menu or use a small, manageable buffet. Attention, the brewed coffee included with it is just watery and undrinkable. If you order a café americano, cappuccino, or iced coffee, you pay between € 4.00 and € 6.50 extra per cup. Juices are from a carton and there is also only one type of bread roll, no bread. If you have an omelet prepared, you should stay nearby if possible, since the lady unfortunately understands English extremely poorly and otherwise prepares it randomly. The dinner that we tried once was creepy. Spaghetti seafood was probably frozen?
The location of the hotel is very good, as Tsilivi is reachable in about 15 minutes on foot and you can also get to the very beautiful capital of Zakynthos in a short time by rental car. The island is beautiful, the people are very friendly, and you can find very good restaurants everywhere. Therefore, this picturesque island is always worth a trip and is also not yet so overrun by tourists. The hotel itself is also actually beautiful and we also felt comfortable, as you also have an extremely large amount of space and a great view of the sea, but you must not neglect the above-mentioned drawbacks. Much more could be made of the accommodation! Zakynthos again anytime, but a different accommodation, even though a private pool is such a "treat".

We were, however, surprised by several of the statements in your review, particularly as none of these concerns were brought to the attention of our management during your stay. Our team is available throughout the day, and we always encourage guests to report any issue immediately so it can be resolved without delay.
Some of the points raised also do not accurately reflect our operation. Our housekeeping and maintenance teams service the property daily, outdoor areas are cleaned continuously, and our facilities are maintained on an ongoing basis throughout the season. As with any Mediterranean resort surrounded by nature, birds are part of the environment, but this is carefully managed with regular cleaning while respecting the local ecosystem.
Regarding breakfast, our concept combines a freshly prepared à la carte menu with a buffet selection. Filter coffee is included, while espresso-based beverages are offered as optional extra choices, as clearly indicated. This is a conscious concept rather than a limitation.
We also find it unfortunate that individual members of our team were singled out. Our staff consistently receive outstanding feedback for their professionalism and hospitality, which is reflected in the overwhelming majority of our guest reviews.
We fully respect that every guest has personal preferences, particularly regarding food, but we are confident that your experience is not representative of the standard our guests consistently enjoy.

FANTASTIC

Our first stay at St John’s Villas was absolutely wonderful, and it certainly won’t be our last.
From the moment we arrived, we were made to feel incredibly welcome. The resort is beautifully maintained, peaceful and immaculately clean, with breathtaking views over the sea. Our villa was spacious, comfortable and had everything we needed for a truly relaxing holiday.
The staff are what make this place so special. A heartfelt thank you to Stamiri, who was so kind, friendly and helpful from the moment we booked until the day we left. She made everything effortless and was always happy to help with anything we needed.
We also have to mention Abdul, who was always smiling, cheerful and incredibly helpful throughout our stay. Every member of staff we met was warm, welcoming and genuinely seemed to care that guests had a wonderful holiday.
The food at NOYA Restaurant was excellent. Every meal we had was delicious, the service was first class, and the atmosphere in the evenings overlooking the sea was simply perfect. Breakfast each morning was also excellent, with plenty of choice and great quality.
The location is ideal—peaceful enough to completely unwind, yet only a few minutes from the centre of Tsilivi with its beaches, shops and restaurants.
We enjoyed our stay so much that we’ve already booked to return next year, which says everything about how much we loved St John’s Villas.
If you’re looking for a luxurious, peaceful holiday with exceptional service, beautiful villas and stunning views, I can’t recommend St John’s Villas highly enough. Thank you to everyone for making our first visit so memorable—we’re already looking forward to coming back!
