Excellent

Staying at Villa Orsa now- what a lovely, relaxing place this.
Housekeeping is excellent, and the staff are friendly and welcoming. I'm staying on the top floor with rooms to die for.
Breakfast is plentiful, with cereals, toast, fruit, yogurt and coffee.
Don't go looking for negatives- a cracked tile here and there isn't worth worrying about. Just soak up the views.
I was thinking of visiting new Greek Islands next year , but after experiencing Orsa, I'll definitely be coming back here.

Bed bugs

It breaks my heart to write this review - we’ve been repeat visitors at Villa Orsa since the late 1990s and have always adored the incredible balcony views, the peace and serenity, and the beautiful simplicity of an authentic island accommodation. And Dimitrios is a very exceptional and wonderful person!
Things have changed. The bathroom - previously simple and functional - is in disrepair. The shower drain doesn’t function, the single lighting fixture is broken and only one of its two bulbs works, and the corners of the shower are brownish black and in dire need of re-grouting. Compounding this was truly negligent housekeeping - the drinking glasses were utterly filthy when we arrived, as was the caked-up soap dish and the bathroom floor. The cleaning was remedied the next day after I communicated the issues to Dimitrios.
The mattress was so old that its springs were useless, making it difficult to sleep. Once lovely curtains were separated from the curtain rings and hanging at angles - easily a simple repair. The worst part - my husband and I both came home with bed bugs. We’ve been adventurous travelers for over forty years - this was a first time experience for both of us and incredibly frustrating as well as physically uncomfortable.
When visiting the island, we seek relaxation, simplicity, and grace - we’re not looking for a “bells and whistles” experience. But at over 200 euros per night, cleanliness and functionality is a non negotiable expectation. Sadly, this wasn’t offered and our longtime loyalty to Villa Orsa has ended.

Great location, but everything else was a letdown

We stayed here in peak season and paid top rates for a double room in what should have been a charming old town hotel. The location itself is indeed excellent — right in the old town, close to restaurants, shops, and the waterfront. But that’s where the positives end.
The Room
Our double room was unbearably hot because the air conditioning was broken from day one and never repaired. With no staff on hand to help (reception was literally locked most of the time), we had no choice but to keep the door open. That meant we could hear everything: neighbors snoring through the walls and the bass from nearby clubs pounding until 3 am. After a sleepless first night, we had to buy earplugs just to get through the rest of the stay. The furnishings felt cheap and dated, and overall the room gave off a neglected “we don’t care” vibe.
The Bathroom
The bathroom was in disrepair: a shower so tiny you could hardly move, a toilet seat cover that fell off, and marble tiles coming loose from the walls. Not just uncomfortable — it felt unsafe.
Breakfast & Dining
Breakfast was disappointing: cheap white bread, processed cold cuts, and supermarket-style cakes. Coffee was forgettable, juice tasted watered down. The only highlight was the excellent Greek yogurt. After breakfast, the same area doubled as a bar/restaurant, but given the breakfast quality, we didn’t feel tempted to try it.
Other Facilities
From the breakfast terrace, there’s a rusty staircase leading down along the cliffs to the sea. In theory this could have been a highlight, but in reality it was in disrepair and felt unsafe — like so much else in the property.
Overall
Yes, this is a 2-star hotel, and we did not expect luxury. But even at this level, you expect the basics: functioning air conditioning, safe bathrooms, and staff presence at least part of the time. None of that was delivered here. The location is beautiful, but everything else felt neglected and overpriced.
Spend your money elsewhere.

More than disappointing!

The place is well located. Some rooms offer a beautiful view. Welcoming was horrible. No help with the suitcases. Owner was no help. Not listening to customers. The place is not clean, the shower was pitiful. The lunches were awful. For these reasons I would not recommend this place.
