Súper satisfied with the overall!!

What a great location! We had a private villa, adjacent to the rice fields. Everything nicely maintained, super friendly staff who came every day at any time to provide breakfast. Quick response if we had a question.
The only disadvantage of the rice fields are the frogs that are hidden in them and do not fail to croak well into the night. The heavy traffic at night also does not contribute to sleep. Unfortunately, this is not something that the oligatures can solve themselves and this cannot be blamed on them for that reason.
As far as the accommodation and the owners (Mia and Mária) themselves are concerned, it is worth more than what can be given to review!

We loved the pool and yard area. The AC worked well. The breakfast was good. Overall we enjoyed our stay. The location was nice--not in the middle of the city, which has pros and cons, but it was pretty close so you can easily walk in, or Grab taxis were quick and cheap as well. We had dinner one night at a little restaurant across the street that was very enjoyable, and there's a coffee stand a little down the road.
I was a little worried before arriving based on other online reviews that mentioned mold, and I do see why they did. We rented the private villa. There are definitely areas where maintenance and cleanliness could be improved, but we're not picky people and so it was fine for a few days. The kitchen was kind of gross, though, but we didn't use it. I may have been more frustrated if we'd been there longer. There was mold on the floor in the upstairs bedroom and the upstairs balcony. There was ceiling damage and mold in a few rooms. The shower heads in 2 of 3 baths sprayed all over the place. Two of the steps going upstairs need repair. The sheets and bedding were clean. The sofa cushions were ok inside, but we did not sit on the sofa on the upstairs balcony because it was gross. For price paid and only 3 nights, it was fine for us. We spent most of our time in the pool or elsewhere anyway.

Don’t get fooled with the pictures. It is an uncomfortable stay on deeper level

There were so many things wrong about this place.
The only nice things were :
- The kindness of the staff
- The look of our villa at a glance.
Things that were wrong or not proper :
- It’s secluded, so might seem sketchy or not safe.
- There is no 24x7 room service or concierge.
- Staffs mostly go home at night so any medical or emergency you’re mostly on your own.
- The bedspread stank!
Of sweat & oil, moldy . Especially the blanket/ comforter.
-The forest view is a bad idea. It attracts immense amount of insects, crawlers, creepers who knows what else.
- It’s quite dark at night, so you won’t feel safe stepping out of your room after evening ( even in your villa )
- A big frog had entered our room at night around 10/11pm, despite keeping everything shut, contacted help but did not come through on time. After a lot of trouble to connect to someone, help came but of no use. Frog had already entered inside bed.
- Given another room for the night, with no water, no proper hygenic amenities, bath robe look old and dirty , bedspread again, AC would stop in the middle on it’s own.
- loads lf insects again around doors and outside.
- Breakfast, was just not at all decent. It might as well not be complimentary at all.
Taste, or portion size, nothing made sense.
Overall, these things really hamper your peace of mind when you are on a vacation, paid upfront.
Seminyak Villa was better, even with how short staffed they were they handled everything way better. So far Ubud has been a dissallointment. Thinking of changing stay.

Health and safety issues

⚠️ WARNING ‼️ UNINHABITABLE ⛔️ 
We stayed at this villa in February 2026 expecting a peaceful seven-night visit, but the experience turned into a serious health and safety concern.
Shortly after arrival, my wife—who is immunocompromised—became unwell and needed medical treatment. During the stay, we found extensive black mould and dampness throughout the property, including on bedding, inside air-conditioning units, in bathrooms, kitchen storage areas, and even around the drinking water container. There was a constant mould smell, and the villa simply did not feel safe to stay in, especially for someone medically vulnerable. Seeing neglect even in the small offering shrine area on the balcony, including the wrapped fabric, was particularly troubling and reflected the overall condition of the property.
Several advertised amenities were missing, and loud nearby construction noise was clearly audible from around 8am to 6pm every day, which completely contradicted the description of a quiet and tranquil place to rest.
The on-site staff were kind and polite, but it seemed they had not been properly informed or trained to recognise the seriousness of mould. When the owner was confronted, he loudly blamed and reprimanded staff in front of us instead of taking responsibility, which was very uncomfortable to witness and did not reflect well on how a serious health issue should be handled.
Because of the health risk, we felt we had no real choice but to leave early and move to alternative accommodation at our own cost.
We are sharing this so future travellers can make an informed decision. Based on our experience, this is not a place we could consider safe or appropriate to book, and what we encountered was far from what should reasonably be expected from accommodation presented as peaceful and suitable for rest.
