Highly recommend and would come back again!

Kilkenny it seemed was fully booked so we found Fanad House on the Irish Tourist Board website under guest houses. We phoned to book and whilst they usually require a 2-night booking, they were able to accept our single, Saturday night booking as they were closing the following day for some works to be completed.
We parked easily in the front carpark. The host on arrival was lovely... warm & welcoming. We were shown to our room on the ground floor and opened the door to a splendidly lit, beautifully appointed room with ensuite. The room was large with plenty of space for the chunky furniture, bedside lamps and heavy curtains tied back to reveal long windows with nets. The bathroom had an unusual large porthole window and a bath. Everything was spotless. The bed was luxurious, comfortable and not overly soft. We slept so well with absolutely no noise disturbance.
We walked into the town that night which took no more than 10-15minutes along flat surfaces with a beautiful view of the castle. Kilkenny was buzzing with a vast choice of pubs and restaurants.
Breakfast was superb with a full range from continental to full cooked and you can select from both. The porridge was delicious with freshly chopped strawberries, blueberries and blackberries and honey. Coffees came in large cups and we helped ourselves to orange juice. We thoroughly enjoyed the breakfast in a large, clean airy room with a lovely welcoming and efficient waitress.
Checkout was as friendly as check-in. We would definitely recommend and would return again.

Average and unwelcoming B&B

The room is very average and in need of updating. Although we had communicated that we would be arriving late (8:00 pm) after the normal check in deadline at 7:00, the host was clearly perturbed that we came late. We felt very unwelcome. In his favor he did provide an early cold breakfast and stored a few items in his fridg for us. But we didn't see him smile once during our short stay.

Great location, but a bit outdated

The location can’t be beat, 5/5. Breakfast was delicious, you could ask for full Irish breakfast or any combination you’d like (ex. two eggs with two bacon). Choice of coffee or hot tea as well. We kept the window open to let air in, so not the most secure but had no issues with it being too hot.
The service, however, was lacking. We had to ring a few times to get attention to be let in, after that we had our own key so it was no problem letting ourselves in. Our room was right next to the kitchen and I woke up around 7am due to the noise. Not sure if we’d stay again, one night was enough but we did love Kilkenny and might try another hotel next visit.

Generally good. Nothing Special

Quiet location in town within walking distance (1k) of attractions
Good breakfast-fresh eggs from the hen's in back

Cons:
We stayed several days. It was the exact same breakfast evey day.
Poor internet. If you weren't one of the first to sign on, you couldn't connect.

Good location

Check-in is between 3-7pm. You arrive, knock on the door, and wait to be let in. Parking is very tight due to chains and bollards.
Our room was upstairs. It had a huge bathroom. The bed was a little saggy, but pillows were ok.
We never managed to get the wifi working on any of our devices, and neither did our friends who were also staying. This was a downside to the stay. The TV is perched on top of the wardrobe, so it was hard to see. However, there are only limited channels anyway. There is no power point on the table for the kettle, so you have to boil it on the bedside table or bathroom.
The walk into town is easy, and you can do so through the castle grounds.
Breakfast is cooked to order and was good.

Overall, this place is a good choice. Despite a few issues, we would stay again.
