Eccellente rapporto qualità prezzo, il signor Sergio è molto disponibile, si sta bene in questa struttura, è molto comoda la stanza, fornita di tv, microonde e frigo. In un eccellente posizione, con molti parcheggi vicino e molti locali sottostanti e supermercati vicini

Finding a b&b at 60 euros a modena and almost impossible but it was a hit and run emergency!
We went from the hotel of the prince 4 stars (another disappointment) to a room that honestly, ancient fortunately clean sheets the shower there was hair did not even use it, from outside all sorts of noise.
As soon as you enter the front door ash cigarette on the ground and a terrible smell.
I would advise the owner to change the quality of the duvets to be more attentive to cleaning for me a goodbye to never again.
Change jobs done refresher courses on hospitality.

Terrible.
Bad reception, we had 2 triple rooms and one of the two was not available for bad organization. The Owner booked another room in another nearby hotel for 3 of us, but it was not the best.

Clean room, nothing to say, you can't hear a television at full volume at 6 in the morning, but the thing that really annoys is the lack of respect in slamming the doors which are simple apartment doors that wake you up continuously. It's the second time we went and it's even worse than the first.

Apprehensive booking
Apprehensive booking given the reviews we had read but this was literally somewhere to sleep as we were only in Bologna for less than 24hrs. We had requested an early check in as our taxi was due to arrive in Modena around 1pm but were advised this may not be possible but to try.
We tried, we were not successful and told to come back at 2pm. Finding somewhere to wait seemed problematic at first as it was 1pm and everything was closed, except for the cafe on the corner across the road which is where we headed.
Having been up since 3am and heading to the RCF Arena at 5pm we were desperately wanting to get our key to freshen up.
We headed back over to the rooms at 3pm, one hour later than we were told only to be told the room still wasn’t ready and that it would be another 30minutes which was disappointing. We waited in the hallway downstairs until the room was ready.
At this point expectations were diminishing, we were hot, tired and there was nowhere to eat either so we were all hungry as we had hoped to be able to eat locally when we arrived but nothing reopened until 6:30pm. Anyway.. room was ready and we were pleasantly surprised. The room was cool, light and spacious. 3 single beds (small singles) with clean crisp bedding, an E suite, a fridge, a safe, air con which was slow but did the job and a bathroom with a shower so we were all happy. The road outside is busy throughout the afternoon/early evening but this reduces. We arrived back at 2am and it was fairly quiet. We left at 10am the next morning. Again, nothing was open so unable to grab coffee or breakfast before heading back to the airport which was a shame
For one night or a pit stop would recommend but without a kettle and some coffee available it isn’t a long term stay. There is not reception area.
It would have been good if we had been offered to leave our bags when we couldn’t check in too.
Front door was open the entire time but perhaps that’s common in Italy.
Overall I would rate 2.5 but that’s not available so I gave 3 stars ⭐️
