Lovely little guesthouse

Angelo was a very welcoming host. He gave good clear advice about what to see in Rome. The room was hotel standard, very comfortable and very clean. Location was excellent, 500m from metro and 10 minutes walk from Colosseum. If I was returning to Rome, I would stay here again.

Good and bad

Fairly central location 10 mins from Termini. It is not a B and B. Room only . Four rooms in a converted house. Owner pleasant but visits to check in only
ROOM - clean and functional. However there was a really bad smell of drains in toilet which probably came from the shower. This spread into the room and was evident when checking in but we thought it would disappear.The other bad thing was noise. The room had double glazing but the windows did not seal well therefore traffic noise was loud and it sits on a busy road
Overall - it was not very expensive and served its purpose but doubtful we would return

Lovely room but there were issues.

This is a mixed review. I can't fault the room itself, perfect just to use as a base. The room itself was lovely and spacious, and the cleanliness was great on arrival. Enough storage, a kettle if needed (bring your own tea and coffee) a fridge is provided too and some champagne flutes. Apparently we were meant to get prosecco but this was never provided-not a big deal as we're not the biggest drinkers anyway. Website states minibar but it's just a empty fridge, handy to keep water cold in. 2 bath towels each and two hand towels are also provided. Shower room nice and big but shower head didn't hold the smaller shower but still useable, I think it just needs tightening. Light and spacious bathroom, hairdryer but for thick or long hair take your own, basic hotel low power hairdryer. I must admit on night one our pillows were so small we used the cushions too but on night two the cleaner had given us both an extra pillow, nice touch.
I don't think the hotel should call itself BB all season as its more like a self service apartment then a BB.
I am assuming the owner was away or busy as we were greeted by a guy with barley any English who let us in (turns out he was the owner's father), he explained our room and keys to us and took down our passport details on a post it note (which was still on view 3 days later in the office-unlocked- so I moved them). He asked for a €35 deposit and because booking.com said the hotel took card neither me or my partner had cash on us, we were Informed to get it the next day.
We never saw a worker in the place then until the day we checked out-which I will explain at the end as it was a nightmare.
Towels as stated are changed every 3 days which is fine for me however we had to leave a note asking for toilet roll because they don't come in Everyday and we had a whole day where non was replaced. We were here 5 nights. Arrival day obviously room was clean. Day 1 it was cleaned too. Day 2 they changed the towels. Day 3 was when we needed toilet roll but the room wasn't touched so day 4 we left a note in the office telling of our checkout time (they state 1030-11 although booking.com says 10-1030) and asked for some tissue, when we got back it had been done. The heating seems to be turned off evey night and when we would get back in the radiator was off so I'd have to crank it back up which if we got in after 9pm wasn't good as it was off by then.
The place is in a good location with some nice restaurants near by. 15-20 minutes away from the Colosseum and 20-25 from Spanish steps and Trevi. Infact the only place we got the metro for was Vatican and it's 1 straight line. So location wise we couldn't of been happier.
Now for the main issue. Checkout:
Firstly we were overcharged for our stay, not by masses but still overcharged and it isnt due to transaction rate, but booking.com are on to it for us.
We left the note with checkout times as we had heard nothing off them. Then checkout time come...nothing. luckily I was already on the the phone to booking.com. A maid came and called the manager as we asked about checkout. He seemed on the phone to be more interested weather we enjoyed the prosecco over the need to check out. We informed him there was no prosecco but we didn't care we just wanted to go. He first told us we told him we wanted to check out at 2pm...thats less then an hour to out flights why would we say that. Then he said he came by at 9pm the earlier night to take payment but 1. We were never informed to be there for 9pm and 2. We were actually in the room but he never knocked. 3. I've since looked and he charged my credit card on theI3rd...and the 8th...two charges?! Anyway he told us he charged my credit card..... I looked at the account, the payment was taken on the 3rd Feb a day prior to arrival so how was he there last night to collect payment? Plus he refused to tell my partner the full amount he had taken saying 'it is better for you this way' obviously not!
Booking.com agent was very helpful and told us to leave and catch our flight and we could sort out any issues and overpayment directly with booking com
Nice location and cheap room but let down by customer service such a shame as the previous reviews were positive and we were looking forward to hearing the owners tips on Rome.

It's a good choice!

Very good service!
Angelo is a helpful guy. He will give you all the informations you need for Rome.
The room is close to the center and very close to the metro station.
New bathroom, comfortable bed !
Price/Quality very good !

Good price & clean, but nothing more

We stayed here for 3 nights. The room is nice and fresh, nothing to complain about. They change towels every tre days, no breakfast, the hot & cold water in the shower was terrible, the owner was very nice but told us to not use the AC and ventilation in the night, to save money? I dont know, but i find it strange, this was not my first country with AC....
Our thoughts is that is to ar away from the centrum to walk, the metro is near, but 20-25minutes to Colosseu and extra 15minutes to walk to come to Spanish steps and so on, is a lot in the middle of july.
