Have a good stay.
Great location for visiting Rome. It is a short distance from the Colosseum. The room is on the fourth floor, with a bathroom, a new and clean environment, and everything you need. Very quiet. At the exit of the building, there is a bus stop and also a metro station.

Good location
The location of this hotel is great only a few blocks from the coliseum. If you open the window and stick your head out you can even see it. The room is very clean with a good hot shower. Communication is solely by text. I felt like I was talking to AI. The owners let us leave our bags in the hallway while the room was being cleaned. I asked by text if I could have code for the bathroom since all doors have a code you type in but I was not allowed to use the bathroom since the code for the bathroom would be the code for my room and that was not ready because it was early. It’s very difficult to find a toilet in Rome so I was not happy about that. And don’t expect to enjoy a cold beer in your room as there is no bottle opener. Most people will be happy here. We are not returning. It’s too impersonal.

Perfect stay to visit Rome
We were so happy with our stay. We were wanting a comfortable place to sleep. We didn't need anything fancy being that we were only going to sleep here. It was clean, safe, convenient to the metro, quiet, and just what we needed.
We had room 1, which had a private, in room bathroom. Some rooms have an external bathroom. The bed was firm, but we slept perfectly. It has a fridge and closet with hangers. The bathroom was clean and had nice pressure in the shower. Our window was big and facing a busy street. It sounded as if you were in the city. The noise didn't bother us, but keep it in mind if noise bothers you.
It is about a 5-8 minute walk from the metro and Colosseum. It's right down the road. We felt safe the whole time. I will add that the walkway is bumpy and cobblestone in places. It is a rough walk with luggage. You may want to take a taxi with your luggage. It is about a 20-25 minute slow walk to Trastevere. It is about a 15 minute slow walk to all of the other tourist places like Pantheon, Trevi Fountain, and Piazza Novona. We walked everywhere at a nice stroll. We only took a taxi to get somewhere fast.
There is no front desk. The owners got to us immediately through whatsapp. She waited for us to get there and greeted us at the front downstairs.
It is a residential building that they rent out the 4th floor. So you have a key to get into the building. A key to get into Colosseo Panorama and a key to get into your room. There is a small elevator.
I would highly recommend this place if you want to visit Rome and not stay in your room all day. If you're wanting a Hilton experience, this is not it. This feels like a studio apartment that gets the job done. We would stay her again in a heartbeat. We don't have one complaint.

perfect for a short stay
i booked to stay here with my grandmother and i can say it was a very nice and pleasant stay. the room was clean and i would say for the few days we were there it was very pleasant. the staff were really helpful and polite. the fact that your a 2 minute walk to the colloseum its perfect. i would definatly recommend.

Fantastic location and friendly staff
The staff are amazing and super friendly.When we checked in we were asking some questions about the metro and getting to particular places we had booked tours. The map was instantly brought out with a pen and details on how to get everywhere was explained to us. The rooms a big and airy with fridges in them which is handy as there are a number of small shops under the guesthouse where you can get water and snacks. The shower was fantastic with loads of hot water. Even though the guesthouse is located over a busy road the windows are fantastic at blocking out the traffic.
