Please bear in mind that this is a guest house - not a hotel - and do expect to be able to hear guests in other rooms.
A small thing: Signage, when you enter the courtyard, is kind of missing, but luckily property staff was able to direct me to correct stairway and floor.
Not in the center, of course - but accessible from local station only 250 meters away.

1.Sketchy neighborhood, not Vatican Prati; misrepresents proximity to major attractions (St. Peter’s Basilica, advertised as a 15-mins walk; 26 mins per Google).
2.Unacceptable cleanliness. The kettle had black buildup (photos taken after the first wash show residue coming off). It was so unsanitary that we avoided using any cups and even slept fully clothed. The shower gel dispenser was empty, and no coffee maker as advertised.
3.No clear instructions for check-in, and difficult to locate within a complex of multiple buildings, with no indication it is in Building A.
4.The host was dishonest and charged us extra. We are 2 adults and 2 kids, but the kids were somehow not included in the booking. At check-in, the host demanded €20 per child in addition to city taxes. This made no sense—we booked a quadruple room (one queen, two twins) advertised to accommodate up to 5 people. We were willing to pay if this was a standard policy, but when we checked Expedia, the price difference between 2 adults vs 2 adults + 2 kids was only 12 USD. After we pointed this out, the host changed the story, claiming €14 per child for towels, bed sheets, slippers, etc. When we said we hadn’t even opened the slippers, she changed her explanation again, saying slippers were free. Ridiculous—does that mean guests booking a room with 1+bed must only use one bed or be charged extra for touching other beds?!

The room was small but clean and comfortable. I slept well for the one night I spent there.
There was no breakfast though which was disappointing.
