Great experience housing apartment in Rome
Plus: Fully equipped kitchen, oven, hob, fridge, coffee machine, there is tea, coffee, Nesquik, oil, etc... Perfect for an evening meal, and breakfast. Hot water gas. Heating or air conditioning. Very clean space. Bed and cleaning done every day. I was able to pay part of the stay on site. Perfect Wifi.
The least: Noise during the day "street side", it calms from 9-10pm until 7am. But that's how it is in big cities... Lack of wall mount in the hallway bathroom, to hang clothes, but it's a small detail.
Go ahead, affordable price, not very far from the metro, 30min for coliseum on foot etc...
I recommend 100%.

Avoid at all costs!
We always use booking.com as it’s reliable but - How can they have got it so wrong!
It isn’t a guesthouse it’s an unattended apartment with rooms for rent.
It’s advertised as having a mini bar and coffee shop on site so sounds quite posh - it doesn’t have either of these things!
There is a shared kitchen with a coffee machine - the kitchen was like a student kitchen but was reasonably clean.
The air con wasn’t working and they had rigged up a small mobile unit but this meant that the window had to be open - it was 39 degrees outside and more hot air came in than was removed. It was also VERY noisy - So no sleep!
The WiFi didn’t work and when we complained they told us the other guests didn’t have any issues- this was a lie as the next morning they told me the housekeeper had reset the router - it then worked for a while and then didn’t again.
There is only one entrance and exit which is a fire hazard and there are bars on the windows which are partly below the pavement - so it’s like being in an underground prison.
To get in - we were warned that the lock was a bit dodgy and they were waiting for it to be replaced but reviews from January mention this! We had constant trouble getting in as it’s a keypad that doesn’t work.
All in all it’s just a bit grotty and was soo hot. The graffiti outside was just the icing on the cake!
I’m sorry to say that I did try to resolve my complaints with them directly throughout our stay but they have ignored me.

Student digs
On the morning of arrival we had two text messages to say the lock was bit temperamental which it was, not very easy to get into the apartment. There is another review from someone saying they found it difficult to get into the apartment!
We had another text to say the air conditioning broke yesterday! Funnily enough there is a review from someone on 2nd July saying the AC was not working! The owner had provided a mobile AC machine with the pipe out the window, not sealed properly so all the hot air from the room was coming straight back in. I had to block the window openings to prevent this. It was 36 degrees today!
The WiFi was virtually non existent, we managed to get a couple of hours, it then went down, so no TV , and we had trouble trying to plan the next leg of our journey, resorting to using data.
Another concern for me was if there was a fire in the corridor outside the room, there was no way out, although the apartment is on the ground floor, the windows have two sets of iron bars and you would need an angle grinder to cut your self out! Or hope that the fire service arrive in time.
We never saw the owner, although she did communicate, not instantly specially when we sent messages about the WiFi not working.
I know others have had a good experience and scored the property high, but it would have been good to read your positives.

Superb place to stay in Rome
We initially booked for one night at Mila Guest House but we loved it so much that we ended up staying there three nights altogether. Emanuela is the best hostess we had in Italy. When we booked the room online, she immediately contacted us via whatsapp regarding the direction to the guesthouse. She is very polite and very friendly. Upon arrival, she showed us our room and the place as well. We had our own external bathroom with a lock and key as we were the only ones using it. There was hairdryer, body soap, handshower, hot water etc. The room and bathroom was spotless. The common areas were also very clean, the lounge and the kitchen. The kitchen had a toaster, coffee maker, kettle for tea, tea bags, coffee, sugar, cups, glasses, plates, spoons, forks, knives, pots and pans....anything you need for cooking. There was a common refrigerator as well in the kitchen for everyone to use.Our room had a small refrigerator, two bottled water for free, a/c, flatscreen tv, study desk, single seater sofa, reading lamp, bluetooth speaker, electric outlets besides the beds and the desk. Emanuela also showed us the list of restaurants close by as well as the street food, gelateria, grocery shop etc.
Carrefour and Simply Market was in Piazza Re Di Roma which was 5 minutes from Mila Guesthouse.There are lots of eateries nearby like Santo Palato which is literally 50 feet from the guesthouse. There are other italian restaurants close by including Sapori & Parole (via appia nuova) near Piazza Re Di Roma. The park Piazza Ri De Roma itself was pretty nice to hang out for a bit. There are also other restaurants that are not italian like McDonald's, kebab restaurants as well.
Room was clean, bathroom was clean, hot water was good, a/c was cold, hostess was really friendly, checkin was smooth, checkout was smooth as well, bed was comfortable, safe neighborhood, quiet place. We had great sleep all three nights.
All in all, we had a great time staying in Mila Guest House, Rome....
We would stay there again. Highly recommend it.
