All very well from the understanding with the owner from the proximity of a parking lot for the car very close free, from the central and convenient location for all services and finally from the efficiency of the assorted room you all the comforts necessary .. I highly recommend ..

I booked this property with only 3 very cozy rooms. Hot stocked with everything you need inside also mini fridge and coffee.
One room on the ground floor and two upstairs. We were 4 upstairs each with its own master bedroom.
Rustic. Near the freeway exit.
Nearby free parking.
Owner very courteous and helpful.
Highly recommended.

Central location, shame about the rest

I booked on Smartbox where it was indicated that in addition to the room, "Italian buffet breakfast" was included. Having arrived on site and having found an appointment instead, I asked for information for breakfast. The answer was "we don't do breakfasts, if you want you can prepare it with what you find in the kitchen", i.e. open products left by other customers. They blamed Smartbox. So they could have written that they also had a spa, chromotherapy etc and upon arrival say no, it's Smartbox's fault. Never again

NEVER AGAIN

Host available only on cell phone, rude and arrogant, reports that he is working and cannot help us reach the property, I then discover from the reviews that he is never physically present with customers.
Due to road works, it does not warn us of the impossibility of accessing the structure unless it is an arduous journey. After more than 40 minutes of total abandonment of the customer in a small square in Spello, he announces that the keys are obtained with a code that will tell us!
He starts insulting me with all kinds of foul language on my cell phone.
We then discover that the parking is in a small square to access the structure with a further difficult route, not described on the site. Forced to abandon the search after asking passers-by in Spello that not even they knew exactly where the structure was.
Experience to forget Host lacking education and professionalism, no refund, he pocketed the money and neither called back nor apologized

Great location, uncomfortable beds

On the plus side: the owner was very helpful and friendly, and the apartment well appointed and clean (apart from the non-slip shower mat). It has nice touchers like a chess board. The shower was powerful and nice.
This place is fine for a night, but not for longer. The bedsheets were polyester and the pillows lumpy and the sofa bed was extremely uncomfortable. It’s too small for 2 adults and 2 kids.
It is very close to all the nice restaurants and cafes.
