Welcome, charm and quality: a B&B to recommend
I stayed at this B&B last weekend and the experience was really very positive.
The owners proved immediately welcoming, helpful and attentive to every need, making us feel at home. An added value that really makes a difference.
Breakfast was great, varied and quality, perfect to start the day on the right foot.
The structure deserves a special mention: it is a former tannery renovated with great taste, which combines the charm of original architecture with modern comforts. A well-kept environment, suggestive and really very nice.
Highly recommended for those looking for a relaxing stay in a quaint and well-run place.
And then convenient parking, included in the price.

Top experience
We stayed for one night in this hotel a few steps from the center of Spoleto. Great location, beautiful structure, quiet and comfortable. Not to mention the owners Giorgio and Pietro, very friendly and professional. Once we arrived Mr. Giorgio welcomed us, made us sit in their garden and offered a coffee. In general, we were very good and did not miss anything. The room one of the best equipped with jacuzzi. The breakfast was great!

Spoleto to visit
I chose the Livia Drusilla room about 60 square meters with private entrance to the sun terrace and Jacuzzi. Equipped with smart TV, wi-fi, armchair with massages and large windows overlooking the garden. Clean environment, breakfast is served in the central room overlooking the well-kept garden.

Super Experience!!!!
Once again, the third in a short time, my wife and I were divinely, in all respects.
Giorgio always welcoming, helpful and super kind, but we were lucky enough to "know" even his wife Rita, who needless to say, also impeccably follows all the gifts of her husband. In short, for us there will certainly be a fourth time as well as a fifth etc....

Confort migliorabile, bella struttura, ottima posizione
Struttura molto bella e in una posizione comoda, a pochi passi dal parcheggio Posterna e dal tapis roulant che in pochi minuti permette di raggiungere il centro di Spoleto.
Abbiamo soggiornato in tre nell’appartamento Flavia Helena. L’alloggio dispone di un climatizzatore senza unità esterna che, secondo quanto riferito dal proprietario, sarebbe tra i modelli più silenziosi in commercio. Durante la prima notte, tuttavia, il rumore prodotto dal climatizzatore è risultato particolarmente fastidioso, al punto da rendere impossibile dormire. Considerate le temperature molto elevate di metà agosto, spegnerlo non era una soluzione praticabile.
Ho segnalato il problema al proprietario, ricevendo come risposta che ero un cliente “DIFFICILE” e che lo aveva già capito il giorno precedente, quando avevo chiesto di poter vedere la sistemazione prima di procedere al pagamento e perché avevo riferito di avere trovato l’acqua della vasca idromassaggio troppo calda per i mie gusti (in risposta a sua precisa domanda). Personalmente avrei preferito una risposta maggiormente orientata alla gestione del disagio segnalato.
La seconda notte è andata decisamente meglio, anche perché ho adottato accorgimenti per ridurre la percezione del rumore. Per questo, a mio avviso, potrebbe essere utile informare preventivamente gli ospiti che, per chi è particolarmente sensibile ai rumori, potrebbero risultare utili dei tappi per le orecchie, eventualmente mettendoli a disposizione in camera.
Segnalo inoltre che nel bagno non abbiamo trovato prodotti monouso, ma contenitori di detergenti già aperti, analoghi a quelli normalmente utilizzati in ambito domestico (allego foto). Non posso esprimere valutazioni sulle modalità di igienizzazione dei prodotti, ma personalmente avrei preferito trovare confezioni monouso o comunque prodotti individuali destinati agli ospiti.
Nel complesso, la struttura presenta indubbi punti di forza, soprattutto per posizione e caratteristiche dell’alloggio, ma ritengo che alcuni aspetti relativi al comfort e alla gestione delle segnalazioni degli ospiti possano essere migliorati.
