APPEARANCE ARE DECEIVING!!! IT’S DANGEROUS! It doesn’t respect safety for guests.
The first night I had to change a hypothetical Superiot Room on the ground floor: the interiors in the normal, the external part “PRIVATE” is an unacceptable piece of pavement of the courtyard limited by horrendous concrete tanks that directly overlooks the entrance gate, the garbage cans and the breakfast area. No privacy. Disturbance. Bad eyesight. Continuous passage of people and cars maneuvering to get out. UNACCEPTABLE.
The outdoor courtyard is VERY DANGEROUS: smooth, sloping, creaky. It does not comply with anti-slip safety parameters.
I FELL AND THEY HAD TO TAKE ME TO THE HOSPITAL FOR TRAUMA.
The owners who were present were totally indifferent and the lady dared to scold me 'for inattention'
SCANDALOUS
Structure that wants to be luxurious: they charge 1€ even the coffee capsule that you find in your room at check in.

Excellent base for a visit to Trieste
The only flaw is the accessibility by car because to get there you need to take a narrow narrow road, but once you reach the structure, the parking is large

Nightmare entry alley
So a location where you can only enter with a Smart, is in itself a very serious limit.
The city center is not convenient if you do not use transport.
The 16 rooms are a good size and well furnished, but with bathrooms of only sufficient size and almost no countertops.
Breakfast in the norm for the category, very nice instead the small SPA that however we did not use and for which there is an extra cost.
Finally, prices are acceptable, but are flexible according to the season and city events.
My final judgment is enough, but if to get to your destination you scratch the car as happened to me (very likely), then it becomes negative.
