Lovely hidden gem in the centre of Venice
What an amazing hidden gem! Would definitely return!
Perfect location and Apple Maps got us straight to the door. We were greeted on arrival and offered cold water during the check in process (which was amazing).
The room was beautiful! Great views, great temperature, great space and the little biscuits and tea coffee facilities were beautiful! The bathroom products were also great and gratefully received after a day of travelling!
There was not always someone on Reception but responses were prompt through WhatsApp. We requested recommendations for restaurants and each and every one was perfect!
There was a shop just below but they were happy to provide more water and there was stuff in the mini bar if wanted.
From what we could see, most hotels/ apartments (except the big chain ones) had lots of stairs and small door ways as they are all located above the shops and restaurants- there is no lift available but for us, that didn’t matter. We would definitely return, thank you

Never again – unfriendly owner and chaotic service

Unfortunately, I cannot recommend this hotel.
We booked our stay through Booking.com and paid in advance. However, the photos give a much better impression than the hotel actually makes. The building is difficult to find, as the entrance is just a small, barely noticeable door. In addition, numerous stairs must be climbed, which is very strenuous, especially with luggage.
The biggest problem, however, was the service. At check-in, we were not even greeted in a friendly manner. The first thing the owner insisted on was the immediate payment of the tourist tax – without a "welcome" or a friendly greeting.
The reception is unattended most of the time. That same evening, I wanted to book an additional room, as I had originally traveled with a group and would have liked to have had my own room afterward. Since no one was at the reception, I called. At first, I was told in an unkind tone that the hotel was completely booked out.
Shortly thereafter, however, I received a callback. Due to significant communication problems in English, a misunderstanding apparently arose. Although I was already a guest of the hotel and merely wanted to book a second room, the owner seemed to believe that I was staying in the hotel without authorization. Subsequently, I even received WhatsApp messages threatening to call the police if I did not leave the hotel. That was completely incomprehensible and very unpleasant.
Later, it was suddenly said that a room was available after all. However, the owner initially insisted on receiving my credit card details before he even explained how I would get the room key – even though he himself was not even present at the hotel. He reacted unkindly again to my legitimate questions and merely repeated that I should provide my credit card first.
I have rarely experienced such an unprofessional, unkind, and exclusively payment-focused way of dealing with guests. The unfounded threats via WhatsApp in particular left a very negative impression on me.
For these reasons, I would not book this hotel again and unfortunately cannot recommend it.

This property is one block off Piazza San Marco in the heart of Venice. All the major sites are minutes away. Shops and restaurants abound. Venice is at your doorstep. We got into town early in the day and stopped by the property to drop off our small bags so we wouldn’t have to carry them around all day. Our hosts were very accommodating. They stored our bags and we were on our way for a day of site seeing.
When we arrived at 5 pm our room was ready and after a little rest we were ready for our evening out - a concert and a great dinner (the restaurant recommended by our host). Our room was fantastic - comfortable bed, great bathroom, lots of amenities, and a location that couldn’t be beat. We would definitely stay here again.

Great view, freezing room – freezing Service
The “Hotel” 286 Piazza San Marco is right in the heart of Venice – but it takes a lot of orientation to get there. The entrance is so hidden that we wandered around for about 20 minutes until we finally discovered it.
Inside: a beautiful view of St. Mark’s Square and a decent room – but that’s it for the positive surprises.
The *Prosecco* offered in the minibar costs 16 euros – unfortunately there are no matching glasses, only water glasses. Perhaps the concept here is “drink luxuriously, enjoy improvised”.
Organizationally, what other guests have already described is also confirmed: It is actually **not a real hotel**, but rather a few rooms on an upper floor – accessible only by several stairs. There is **never anyone on site**, all communication goes through WhatsApp, and anyone expecting personal Service waits in vain.
The review by **Paola** is very good – especially the description of the unfriendly handling. We too have experienced that questions or requests are perceived as a disturbance.
Our personal highlight (in the negative sense): On our arrival on October 3rd the thermometer in the room showed **18 - 19 degrees**. The air conditioning cannot be switched to heating, and the hotel replied: *“The heating will not be switched on until October 15th.”*
When asked again, it said: *“You are the only one complaining.”*
Even in the bathroom it remained freezing cold.
It was new to us that people in Venice apparently heat by calendar and not by temperature. Maybe you should turn on the heating **when it's cold** – not when the calendar allows it.
**Conclusion:**
Great location, nice room – but Service, communication and warmth (in both senses) completely fall by the wayside.
For this price you expect more than cold tiles, silent WhatsApp chats and lukewarm excuses.

The only problem with the stay was that elevator was out of order. i am 75 year old and it was not easy for me to go up the sears several times a day. The service was very good and was modern and clean.
