Modern & Fresh with Personalized Service
As a recently opened hotel, everything feels new, from the guest rooms to the public areas. The rooms are spacious, thoughtfully designed, and equipped with excellent amenities. Cleanliness is outstanding throughout the hotel, creating a feeling of quality and attention from the moment you arrive.
Service is also exceptionally well. The staff are not only professional and efficient but also genuinely personable. There was a big effort to make us feel welcome. Check-in and check-out were seamless, and the team consistently showed attention to detail.
The location is also a strong point. While not directly in the heart of Venice, it offers convenient access to the airport, train station, and main attractions. For travelers looking for a quieter base without sacrificing accessibility, it strikes a good balance.
The main weakness of the hotel is its food and beverage offering. Breakfast feels somewhat limited compared to the overall quality of the property, and charging extra for items such as pancakes or avocado toast creates an unnecessary upselling impression.
Room service is another disappointment. Service fees are surprisingly high (€19 for food deliveries and €8 for snacks or bottled water), making even simple orders feel overpriced. The hotel bar is pleasant enough but lacks the atmosphere and quality one would expect at this price point, especially considering the overall standard of the hotel.
Soundproofing could also be improved. Noise from rooms above was occasionally noticeable and at times disrupted the otherwise peaceful environment.
That said, what matters most is that the hotel offers modern rooms, impeccable cleanliness, and genuinely personalized service. The fact that the hotel is brand new gives it a clear advantage over many competitors and makes it a very solid choice overall.

At the same time, as with many historic Venetian buildings, certain structural characteristics are inherent to the architecture and cannot be entirely eliminated. Wonderful hotel, hidden gem
This is an outstanding hotel. Lovely, decorated rooms and brilliant bathrooms. Very clean, new property. Amazing (large) courtyard where you can eat and drink, walled off from the bustling streets. Location is a little out of the way (20 minute walk to St. Mark's square) but the quietness is welcomed. Would definitely stay again. This hotel is a real gem. Excellent staff and service.

A Boutique Hotel That Falls Short on Hospitality
We chose this hotel because it is a newly renovated former convent and expected it would provide a comfortable, relaxing stay. Unfortunately, our experience was disappointing from the moment we arrived.
At check-in, we were immediately encouraged to pay an additional fee to move to a room on a higher floor. When we declined, we were assigned one of the ground-floor rooms next to the service entrance. While our room was on the quieter side of the property, it offered very little privacy because guests and staff walking in and out of the hotel could easily look directly inside. As a result, we had to close the drapes the entire time we were there. It felt more like an afterthought than accommodations that matched the price we were paying.
The bathroom was another disappointment. The toilet fixture did not function properly throughout our stay, which was frustrating in what is otherwise a relatively new hotel.
The hotel's location was also less convenient than we anticipated. Because it is removed from many of Venice's main attractions, we found ourselves relying on water taxis to reach most destinations, adding both time and expense to our visit.
One thing prospective guests should know is that while the front of the hotel is generally quiet, the rear courtyard overlooks a canal where people gather late into the evening. If you plan to enjoy a drink or meal outdoors in the back courtyard, expect a considerable amount of noise during busy times.
One bright spot was the bartender, who was genuinely friendly, welcoming, and customer-service oriented. He consistently made us feel valued as guests and was easily the highlight of our stay.
Our greatest disappointment came when our travel plans unexpectedly changed and we needed to leave one day early. We notified the front desk well in advance and were told the matter would be discussed with management. Although we checked back several times throughout the day, no resolution was reached while we were still at the hotel, and the decision to charge us for the unused night was not confirmed until after we had already left.
I understand that hotels have cancellation policies, and I respect that they must apply them consistently. My disappointment was less about the policy itself than the way the situation was handled. Given the advance notice we provided, I had hoped for timely communication and a more thoughtful, customer-focused response—or at least a discussion of possible options. Instead, the interaction felt transactional rather than hospitable.
This is a relatively new boutique hotel with potential, but the attempted upsell upon arrival, the assignment to a ground-floor room with limited privacy, the malfunctioning bathroom fixture, the somewhat isolated location, and the lack of flexibility and communication when our plans unexpectedly changed left us disappointed. We left feeling that the emphasis was placed more on maximizing revenue than on creating a memorable guest experience.

Amazing staff
The rooms are really nice and modern. Location is amazing and so are the staff. It was my birthday and each individual staff member i bumped into that day was wishing me a happy birthday which i just couldn’t believe. They were so nice! Only downside was the breakfast with very little choice offered and you can’t even toast your own bread you have to ask a member of staff to do it. Breakfast is more like 2 star, i was always hungry after. Everything else is 4-5 star.

The discreet and elegant pleasure of a vacation.
Recently renovated former convent into a refined and elegant hotel, located in a strategic and quiet area, easily reachable on foot from Santa Lucia station and not far from the tourist flow. Ideal place if you seek comfort, relaxation, quality services, discretion, customer attention, and the high professionalism of the staff, all fused in a high-level hotel structure. Two internal gardens, one at the entrance and one at the back overlooking the canal, where you can relax and/or eat. The assigned room is spacious, bright, with sober colors, clean geometries, elegantly and simply furnished, a large bathroom, and a super comfortable bed. Excellent breakfast, rich in quality sweets and savory items, beverages, fresh and dried fruit, in addition to à la carte cuisine.
