Convenient place close to Venice Mestre station
The host is genial and very helpful. He helped us with our luggage and took time to settle us down. He told us about the meal options nearby and helped us plan our visit to Venice. We wanted to book this place for 2 nights, but the place was fully booked the next day.
We enjoyed our stay here.

The host forced us to move rooms mid-stay and also lied about private parking in their listing!
We arrived at Rosa Garden B&B late in the evening and pressed the intercom button. The host responded quickly and let us in. That was a good start, but it went downhill from there. We are a family of three, and had reserved a triple room with private bathroom (1 full bed and 1 twin bed). The host told us that he didn't have the triple room for us, but would be putting us into a different larger room that had beds to support 4-5 people. That seemed fine until he said that we'd have to move to a different (triple) room midway through our stay. That's shameful! There's absolutely no excuse for overbooking and then forcing your guests to shuffle between rooms mid-stay! Furthermore, the host wasn't going to have the new room ready until later in the day and seemed surprised that I wasn't going to be around late morning or midday to shuffle into the new room. (Remember, this property is in Mestre, and the tourists staying in Mestre are typically going to get up early, take the train to Venice, stay in Venice all day, and then return back to Mestre late that evening. Nobody is going to want to abandon their sightseeing to take the train back to Mestre during the middle of the day to shuffle their bags to a new room!)
I asked the host about the private parking, which is clearly stated in the booking.com listing for the property, and which even has a quote from the host on booking.com saying "Private parking is available on site (reservation is not needed) and costs € 10 per day." He said that there wasn't any private parking and that the parking lot down the street was full or closed. He suggested just parking on the street, and making sure to pay enough for the parking meter for the day as the local police ticket people just after the paid parking time starts in the morning. Again, this is just shameful! One of the primary reasons that we chose this property, over other properties in Mestre, was because it advertised private parking. As it turns out the claim of private parking was just a lie to increase sales.
The beds in the room were just awful! We stayed in ten different properties over our vacation, and this was the only one that I woke up in to find my body aching from the cheap mattress.
Mid-stay came and we had to pack up our bags that morning (before going into Venice for the day) to be ready to move into a new room. I began to move our bags out to store in our rental car for the day. The host saw me and suggested that I just put them into the new room, which would be cleaned sometime later that day. I wasn't comfortable with this, and so he pointed out that there was a very large armoire in the room with a lock on it. So, I moved the bags into the armoire in the new room, and locked up the armoire, taking the key with me. The host gave me the keys to the new room and we left for Venice. It's a good thing that I had made sure to lock up our bags in the armoire, as when we returned to the new room that evening the door was ajar and unlocked. Anyone could have just walked into the room and stolen our bags if I'd just left them there unlocked as the host originally suggested. Again, that's totally shameful! There's no excuse for leaving the door open!
Also, it's just deceitful to name the property Rosa Garden B&B, when there isn't any included breakfast. B&B has a clear meaning, and just using that in the name of your property without including breakfast is just deceitful.
We will never stay at this property again!

Super base for visiting Venice
Only short fall is that whilst it’s easy to find the entrance is not well signed so easy to walk past.
