Excellent boutique hotel in Condesa
This is a cool and calm boutique hotel in a lovely part of Condesa, a great spot to stay in Mexico City. Beautifully designed, the rooms are spotless and have every thing you need, including a really comfortable bed and pillows. There's a lovely sitting area and small rooftop deck, and a wonderful "happy hour" spread set out in the evenings and equally great morning spread. It is a quiet, calm oasis from the busy and bustling Mexico City. A great array of restaurants, bars, boutique shops and areas to explore all within walking distance, and it felt very safe. We stayed four nights and I would stay here again.
A special call out to Pepe, Esteban and Pablo - who were incredible hosts and happy to help with all our queries and bookings prior to arrival, as well as throughout our stay, and had their fingers on the pulse with where to explore, and best places to dine and drink.

Perfect spot to stay in Mexico City
Octavia Casa is a stylish and peaceful oasis in the heart of Condesa, a gorgeous suburb of Mexico City. It is beautifully designed boutique hotel with spotless, quiet rooms and amazing service. The location is brilliant in a safe neighbourhood with loads of restaurants, cafes and shops a short walk away. I will definitely stay here again.

Design over substance – serious comfort issue and disappointing handling
I rarely leave negative reviews, but this experience genuinely requires transparency for future guests. We chose Octavia Casa for its design and positioning, expecting a high standard of comfort to match the price. Unfortunately, the mattress in our room was objectively defective. This was not a matter of personal preference — the bed caused significant physical pain (neck and shoulder), to the point that I had to improvise by sleeping on towels.
The issue was raised during our stay and acknowledged on site by the manager, who personally tested the bed and confirmed the problem. We were told a follow-up would be provided, which never happened.
As a direct consequence of the discomfort, I had to seek medical treatment during my trip. Despite this, the hotel later reduced the situation to a “matter of preference” and offered only a 10% refund, refusing any further discussion.
For context, the hotel is well located, the rooms are clean, the noise level is acceptable, and the amenities provided are in line with expectations, which makes the lack of comfort and the handling of this issue even more disappointing.
For a hotel at this price level, this raises serious concerns:
– Quality control of essential elements like bedding
– Responsiveness when issues are reported during a stay
– Accountability when a guest experiences a clear negative impact
The property is visually appealing, but comfort and service did not align with the expected standard. I would strongly recommend future guests to carefully consider whether design alone justifies the experience.

So pleased with our stay at Octavia Casa
This is a calm, stylish and beautiful place on a lovely street in a great area- Condesa.
The staff are so helpful and patient in making ( and cancelling) reservations and giving travel advice.

This is a wonderful boutique hotel with amazing staff. A bit pricey so when booking I was wondering if it’s truly worth it, after staying there I definitely feel like it did! The breakfast was delicious too. The area it’s in -Condesa is amazing as well with so many coffee shops and restaurants within walking distance and felt truly safe walking around any time of day or evening. Thank you, I hope to be back 😊
