Definitely a way to stay in Tulum without overpaying for the hotel zone pricing

My wife and I had a great time here. Yes, the roads are bad, but a lot of Tulum is the same. If you do have a rental car, just drive slow, and you'll be fine. Suggestion, rent the ATVs to get around town if you do come, it's just easier, and you can have a lot of fun on the rougher roads. They're a bit expensive, but so is most of Tulum at this time.
The location is south west of the Hotel Zone, but it's not in a terrible place, as there's nice restaurants within walking distance, including a FANTASTIC wood fire pizza place, and a pasta restaurant that you can walk to.
Tulum beach is EXPENSIVE, so be prepared, $25 USD drinks, and shopping that's ridiculously priced. If you have a rental car, suggest stopping on the road to Coba, as the shops along the road to Coba were significantly lower priced, for similar products.
We rented one of the penthouse units, our unit was a studio unit, with a small stove, a mini fridge, an outdoor patio grill & splash pool on the patio. One of the things that we were a bit disappointed at, was there wasn't a small pool cleaning tool, to clean the dead bugs out of our splash pool daily, so we used the pool once, just after the once a week cleaning on Friday.
We have read some of the reviews of the location, and some of the reviews about poor staff, but that definitely was not our experience. All the staff was friendly, and very helpful, and we rather enjoyed our stay here. My wife and I even commented about how we would come back and stay here again.
I was a bit confused on one day, as the power did go out on us, and that seems odd, because the location has solar panels, but the explanation we received, was that there was construction work next door, and they had to stop the power due to lines being installed. Still interesting, considering it's the "largest solar panel farm" in Tulum, which should mean we can keep power while disconnected from city power grid, but it's Mexico, and sometimes you just have to deal with how things are different there.
When there, also check out the small taco stand connected to the location. It's actually really good, and well priced for breakfast or lunch, and the food was excellent for the kitchen they had available to them!

So so..

Booked through Airbnb and we had a mixed stay.. The rooms itself are gorgeous and the pool area is really nice. Staff are lovely and it’s in a good location close to a 7/11 and a bike rental ✔️
The downsides for us were that there is no air con (only ceiling fans). This IS advertised so it wasn’t a surprise and we thought we would be okay with just a ceiling fan but in Mexican heat it really isn’t the one. The biggest issue is the damp and mould.. damp smells, rooms get really really warm and we found that a lot of our stuff in cupboards, wardrobes etc. had gone mouldy. The host helped us out with all of this and removed the mouldy basket but for a long stay, it really isn’t ideal.
I believe they get aircon early next year so I wouldn’t really recommend until then. It makes a huge difference when there IS air conditioning.. it will be a gorgeous place to stay !!

Clown show

Was nearly arrested for going to the lockbox, front desk called security on me for following the correct process. When reaching the lock box, the code was wrong. Had to track down the owner. Then internet went down for 2 days, no tv or internet. No was to turn of the ceiling fan, front desk in their wisdom suggested changing batteries to a fan that did not have a remote in the room. Clown show of a place.

Beware of your deposit at Central Park Lagunas

So this place has pros and cons.
Pros - Its a new build and is all clean and nice. Rooms are lovely and spacious. Nice pool area.
Cons - Road to the place is in appalling condition and will wreck your car.
Power cuts are regular - every day
Water is cut whenever power goes out
No clean towels/sheets or cleaning for the week
No recycling of plastic bottles
You have to leave a deposit which you will likely not get back or at least not all of it back.
My daughter got sunblock on the sheets and I was charged 72€ which is unreasonable.
Staff are argumentative and unprofessional when trying to talk to them about the charge.
On arrival dirty sheets were on one of the beds.
Tulum has an edgy dangerous feel about the place, lots of army with big riffles, streets not lit up properly, shanty town feel and generally not yet ready for tourists. Its far from a chill place.

Poor location, terrible problems with room and no help from reception! AVOID LIKE THE PLAGUE!

1 mile from local town so poor location, local area under heavy construction and road are like craters on the room. On first day our door frame broke, and after numerous complaints to reception, it was never fixed. We couldn’t close our door, so whenever we left had to close door with a kitchen knife meaning we had to take a knife out on day trips!! Spent 2 nights sleeping with a very loud water pipe above our room (jacuzzi upstairs had broken) which stopped us sleeping, reception refused to do anything about it and wouldn’t move our room despite moving our neighbours. No housekeeping through the whole week stay, no towels or even toilet roll top ups. When someone did access the room to “fix the door” they left the key lock on the passcode so someone could easily have entered our room, not impressed at all. We left a night early cos we couldn’t sleep, no refund or offer of goodwill from the property, WOULD NOT RETURN. Book something on the beach instead!
