From the moment we arrived the hotel staff did everything to help make our stay amazing. From serving us tea and cookies to answering questions and ensuring we knew what was the best and safest debit machine to use in the square. They gave us a tour of the Riad when we arrived and the terrace looked over the city. We booked a Hammam and couples massage at the spa on site and it was amazing and highly recommended. We have never been so clean and relaxed! It was in a nice quiet location but within walking distance to the local square and shops. Breakfast was an assortment of traditional continental items. We would stay here again for sure!

Superb showers, lovely rooftop terrace, breakfasts could have been better.

This is an attractive riad in a quiet courtyard off a busy street. The location is good - there's lots to see around here at the south end of the medina and the area is bit more relaxed than those around the main square. Staff are friendly and helpful and there's a nice welcome with mint tea and nibbles. We stayed in two different rooms, one was a bit cramped but the other was better. The riad has superb showers - by a long way the best we encountered in Morocco, where in many places low water pressure can be a problem. Rather than having a key to enter the building you ring a bell - staff are on call 24/7, though it can sometimes take a while to rouse them. The rooftop terrace is very nice, with good views over the new and old royal palaces (the latter complete with nesting storks) and south into olive groves. The only disappointment was the breakfast, which while not terrible was less good than any of the others we had in our two weeks touring round Morocco. Some of the baked goods were not great, and this was the only place we were given packaged rather than freshly squeezed orange juice. Otherwise, though, it was a good experience. We didn't try the spa or plunge pool.

A small paradise with a big gem!

Rachid is the gem of Riad Khabia! Kind, polite, profesional with an excellend command on english language! Willing to help you and make you feel like home! Sharp mind, amazing organisational skills! Traveled solo in Marocco for ten days and although I stayed only the first night in Riad Khabia ... Rachid was helping me ten days long! A true professional and kind hearted man! Not easy for a woman to travel solo in Marocco, but Rachid was there to support me! You will be lucky if you stay in Khabia and meet him! The Riad has a relaxing energy, great rooms and it is located in a very nice area of the medina, very close to a main road, a safe place to stay.

The staff are very friendly and helpful. You would assume they are helping for a generous tip, but in fact that's just how they genuinely treat everybody. I would highly recommend this charming Riad.
