If you want a place that feels like home, Villa Mati is that place
Very conveniently situated walking distance from the Tetouan Sania Ramel international airport, and an easy taxi ride from the centre of Tetouan (you should pay 3 euros), this small, family run hotel is an ideal place to spend some very quiet and relaxing days in Tetouan, a beautifully captivating Moroccan city which has plenty to offer to the right visitor. If you are inquisitive traveller in search for history and a welcoming culture, this city in Morocco is an ideal destination.
The hotel is a small building (for a hotel, I think that it has four, very big, rooms in total), and it is run by Yousef and his mother, Mati, who are extremely welcoming and attentive hosts, but will give you the space and privacy that you would expect during your stay. The other staff in the hotel are very pleasant, very helpful, and very charming people, always with a smile in their face. It seemed clear to me that there is a very good working atmosphere in the place, and the staff are treated like additional members of the family there.
One of the best features of the hotel is the breakfast, served in a charmingly decorated dining hall. The breakfast includes a selection of Moroccan produce, both savoury and sweet, including olives, cheese, eggs prepared to your choice, three or four different types of bread, cured turkey meat, olives, honey, yoghurt, orange juice, fruit, coffee and tea, milk… I am sure the I am forgetting some of the stuff included in the breakfast, which also had variations on the same menu every day.
We stayed in the Mati Suite and the Tariq Suite. The rooms are huge, with a comfortable reception space with sofas and tea/coffee amenities, a small fridge for your cold drinks, and a separate double bedroom with massive beds (Super Queen size) and en suite bathroom.
Opposite to the hotel you will find the Montibella Spa, a Hammam Spa that my sister told me I could not miss (but which regretfully I eventually did) after visiting it and spending the whole morning there. There are some fantastic eateries around the hotel, such as La Dorada, where we had our first meal after arriving to Tetouan, fantastic grilled fish and seafood, excellent service by a very welcoming and attentive staff, all at a very fair price.
I could go on and on about it, but I just can say that you should visit this place, immerse yourself in the culture of the city, enjoy the architecture of the Ensanche, get lost in the narrow alleys of the Medina, visit the museums, cafes, enjoy the gastronomy. After spending a week there, I am looking forward to going back as soon as possible.

Perfect stay!
We stayed with family for three days at Villa Mati, and are delighted with our stay. The villa is very well located: quiet but five minutes walk from an avenue with several nice restaurants. The villa is a perfect cleanliness. Welcoming is very pleasant, the hosts are very kind, discreet but present if needed. The breakfast is also very nice: homemade pancakes, pastries, fruit and a squeezed juice. Our children were able to enjoy the pool and we the quiet of the villa. It’s amazing that they have few reviews but you can go with your eyes closed: it’s a very good place to stay in Tetouan.

Villa Mati Maison d’hôtes – A family oasis in Tetouan
My parents come back delighted, and it's no wonder: Villa Mati lo borda. From the moment you walk through the door, the trio that runs it—Mati, Youssef (his son) and the team—makes you feel at home.
The spaces are spacious, with traditional Moroccan decor that adds a touch of authenticity and sophistication. Rooms are noted for their impeccable cleanliness and comfortable beds.
Chef-worthy breakfast mixes local produce, fruits, breads, jams and moro tea.
After exploring the medina, the pool and garden are the ideal retreat: “a lovely little oasis to return to”
You can tell they handle it lovingly: attentive hosts, lovely details, and genuine desire to help: “they brought our breakfast at 5 in the morning”.

Just gone fantastic.
GREAT!!!! What a luxury especially when you come from a Riad by CHEFCHAUEN.
Very friendly welcome, beautiful luxurious sunny rooms,
Highly recommended and from here by taxi to visit both Chefchauen and Akchour. On foot from the airport to walk about 4 min.
Unfortunately we had to leave very early and we could not enjoy breakfast.
But that looked great, too.
