Don't bother unless the hotel undergoes a complete renovation - you'll be disappointed!

We were promised a ground floor room - confirmed again on the day we travelled. When we checked in, we were given a room up two flights of stairs and told... "There's been a computer error" your room has been given to someone else! To add insult to injury, our room had a sloping floor, sloping shelves (which were so bad, our items kept rolling off, so we put stuff on a chair or the floor), dirty walls with what looked like old felt-tip pen marks, a bed that dipped in the middle. So me and my partner had to sleep on the edges. Bare plaster showing through walls (with an exposed metal strip upping the dangerous levels) & parts of the flooring. Wall light fittings that exposed the rawl plugs & bare plaster from the previous fittings. Thick cobwebs on the ceiling light fitting. An exposed wall socket with visible wiring, near the bed's headboard. And you had to squeeze your hand in between a sliding door and the wall to use the shower room light switch! A socket or light switch that you couldn't use becasue it was behind the headboard. Bugs and spiders in between the "Fresh Towels" in the help-yourself exterior hallway cupboard. There was also a confusing fire exit sign in our room, which appeared to direct you towards the upper floor with no means of escape!!!
After complaining, we were moved to another room, which was slightly better and with a great view of the park area, divided by a lake. More positives... yes!
The hotel is close to tram stops, supermarkets, bars, restaurants, cafe's, clubs, the city centre and other attractions. It's in a nice quiet suburb and the surrounding buildings are impressive (listed). Denny (The manager) apologised for our "room" mishap and admitted it was his fault - he was simply overworked between two family-run hotels and was trying to accommodate too many guests into too few ground floor rooms!
We felt sorry for Denny, because he was trying his best and appeared to be genuinely sorry about our experience.

Really bad

We booked through the website, paid in advance with a credit card that was declined, and tried again with another card, which went through. We arrived at the hotel and were forced to pay for two rooms because their system had calculated two reservations when in reality it was one reservation with two payment attempts. DIRTY ROOM WITH HAIR IN THE SINK.

Lacks charm, but effective.

Nice room, nice decor, cleanliness ok. Very quiet. Beautiful covered public parking at 60 meters. We preferred to have breakfast elsewhere. Quite central location, 10 minutes walk from the animation, pedestrians, and shops.
