Excellent little B&B!

Very nice little B&B which actually is a terrific cafe (Annie & Max) with fantastic green menu with fairtrade coffee, excellent staff and very friendly and with a VERY good location - in the middle of old Utrecht! On top of the Cafe are 5 newly renovated rooms with great beds and cozy styling -clean, fresh and excellent for the price.
Only drawback, very easy to hear the neighbours and if you have the room to the street probably noisy since there is A LOT of bars outside, but you stay in the middle of the city for a reason, right? But otherwise quiet and very nice little hotel!

So sorry but this B&B is FAR from worth its price 150€ per night for me and my daughter it is an absolute disappointment
The room is full of mold stains everywhere. The bathroom is filled with it floor to ceiling and at room level too
Soundproofing is non-existent. That we hear every 15min the bell of the tower still rings but we are hairy in front of restaurants and as nothing is soundproof you hear the deliveries of the big morning. You get the impression that they deliver to your room. This should be clearly stated that travellers are thinking of taking balls that at least
And as if it wasn’t loud enough you just have a 1 meter coffee bar open all night or even already in February people were busy screaming until 3am on the terrace. So basically I didn’t close an eye all night. Add the other rooms right next door where you hear everything WHAT A NIGHTMARE this B&B is the worst choice I could have made
