Good Location and Friendly Staff, but Major Issues with Noise, Maintenance, and Water Supply

Overall, for Philippine standards, the accommodation is acceptable—but with some notable drawbacks.
If you don’t mind noise (even in the middle of the night), this place might suit you. Unfortunately, peace and quiet are hard to find here. On the positive side, the staff is very friendly and helpful, which is quite typical in the Philippines.
However, the property clearly needs renovation in several areas. Water supply on the upper floors is inconsistent, and at times there is no water at all. The underground parking garage often has a strong, unpleasant sewage smell, and the many swallows nesting there leave a mess on the cars.
The rooftop view is beautiful, but even at the pool, constant traffic noise can be heard day and night.
It’s a shame, really—this place has potential, but falls short in several important aspects.

Staff are friendly and helpful but room had no balcony or view as it looks into other apartments.
Wi-Fi and TV stopped working after the first day.

The owner did not allow me in after I paid. I needed to look for a different hotel in the middle of thr night. Horrible service.
