Bad experience
We booked 9 nights via Booking.com for 4 people (2 couples). The official price was 26$ less. But the hotel charged us to pay it in cash. Unfortunately from the first day our stay was full of problems and almost nothing matched the description on Booking.
What was promised vs reality :
Rooms - This rooms look like nothing like photos. The facade is old and shabby , there is no swimming pool as shown in pictures, and the rooms were not properly cleaned. During our stay there was no housekeeping - no cleaning, no change of bed sheets, trash not removed. Fresh towels get only by our request.
Balcony : promised in the booking but first 3 night both couples had rooms without balcony.
How water : one couple had no hot water and it was only fixed around midnight after 2 hours of complaints and fight(talk) with staff
Basic amenities : later the same couple was moved againg to a room with no balcony , no fridge and only 1 towel for 2 people
Wi fi : unusable can’t connect , use our mobile internet
Beach access : to reach beach you need to walk thought private houses with aggressive dog. The beach is not for tourists it’s for fishmens. It cannot be used for swimming
Service and management :
The staff speaks very poor English. When problems come up , they try to fix them quickly and then disappear without solving the problem . The manager refuses to communicate by phone call and only replies thought Whatsapp. We were never given contact of a senior manager or the owner, which made escalation impossible. At one point , we were even asked to move room again at 1:00 am - completely unreasonable.
Instead of enjoying our holiday , we spent hours changing rooms, negotiating for basic things like hot water and towels , and trying to deal with constant issues . It was stressful , exhausting, and ruined part of our vacation.
In photos documented here you can see problems .
My advice to travelers : please avoid this hotel. The photos and conditions do not match photos in maps and booking. There are many better places in Trincomalee where you will get honest service , comfort , and value for your money.

Terrible experience
We paid the full cost of the rooms for 9 nights, but did not receive what was stated in the reservation, the staff refused to resolve all the stated problems on the spot or refund the money. Also, the photo of the building does not match the photo on the Internet, there are problems with wi-fi, rust on the plumbing, insects are smeared on the walls, problems with the general cleanliness of the rooms and bed linen. In the evening, you may not find any of the hotel staff, and in case of any problem (lack of hot water, presence of lizards and geckos in the room), you will solve it yourself or try to find/call the staff for a long time and tediously.
There is no pool in the hotel, you have to walk to the beach through the houses of locals with a bunch of dogs, and the beach itself is very dirty.
The staff (some of them, by the way, barely speak English) refuse to give the owner's contact information and "allow" you to communicate with him by text (i.e. there is no guarantee that this is the boss, and not a random person).
If you decide to stay here out of desperation, then under no circumstances pay them money before leaving the hotel - they will not return it, and everyday problems can take days to solve!

Very important, this hotel displayed is not the real property.
What is displayed and sold on booking.com is not the hotel you get.
The hotel they're selling is a previous property by the owner that now belongs to the bank ( or third party ).
The property you get when booking is a small hostel under construction where only ground and frist floor is only done enough to have a few rooms operating.
All the reviews and ratings are from guests having the previous prpoerty experience - NOT THIS ONE.
It's seriously cheating with reviews as it's from a completly different property,
There are none of the facilities mentioned. No Gym.
Rooms do not have balcony, fridge, TV ( not working ).
Only one young boy assistant is working there to clean and look after the place.
No safety. When he goes out at evening time for several hours for dinner or see his family, no one is there and the main door is open for anyone to enter from the streets.
The location is not good as it's tucked in the back of a dark alley ( no evening lights ) where the local sit around and smoke ganja and drinks beers on the street. When we came back from the beach my daughter was super scared to walk the back alleay to the hostel, and once back there was never anyone there to look after the place.
This hostel is properly a 1,5 star hostel or out of category and should be valued around maybe USD15/night.
Don't book this, especially with children.
It's really a scam.

If this issue is addressed, it would make the stay much more comfortable. Hope the management takes care of it!
