Very pleasant stay at Balcony House.

We stayed four nights at Balcony House. We were greeted by Said Khator, who was at our disposal throughout the stay (recommendation, booking of excursions, equipment loans, ...). The property is clean, very well located, offers a pleasant and friendly Mood. We thank them for our pleasant stay in Stone Town.

Aggressive manager under the influence of weed and alcohol

When we arrived as a group of 12 girls at 9 PM, we were met by four men in the reception who were clearly high on weed and smelling of alcohol.
One of the men, called Side (whom they advertise with on Instagram), said he was the manager/owner and claimed we hadn’t made any payment or booking with them, despite us providing several proofs of both payment and the reservation.
He was extremely aggressive and unhelpful, to the point where we had to leave and find another place to spend the night. Not an easy task at 10 PM in the evening.
It was a very uncomfortable and unsafe situation, and we highly advise people to stay away from Balcony House.
The level of unprofessionalism at this place is something you will rarely encounter elsewhere in Stone Town.
Two hours after we had left, we received a message saying they had made a mistake and would refund us the money… far too late to make up for the ruined night.

Assault and staff under the influence

This was by far the worst experience I’ve ever had. The staff were under the influence and had completely forgotten our booking. When our coordinator arrived, he was physically assaulted — punched, kicked, and even had his T-shirt torn. The staff were aggressive, yelling, and completely out of control. I would never recommend this place to anyone. Avoid at all costs!!

Assaulted us

First of all the whole staff was stoned (on cannabis) and had a very agressive tone. The owner did not know his own name and when our coordinatior very firmly wanted to get it sorted, they attacked him and almost threw him off the staris, furthermore ripped his t-shirt and ran after us. This was a traumatic experience for all of us and I will recommed to NEVER go there.

A great, simple and friendly hotel in the heart of Stone Town.

This hotel is simple, clean, and friendly in the heart of Stone town . Our triple room was spacious, very comfy beds with mosquito nets and communal anti mozzie spray. We had a fan and air con. It had a spectacular sea view from the (en-suite)loo!
The building has faded grandeur- a beautiful traditional balcony, but also 2 further shaded terraces, access to a kitchen and washing machines.
They organised a trip to prison island and taxis to and from the airport and our next destination. We had breakfast which was delicious and good value.
The staff were consistently friendly and helpful. It worked really well as a family stop.
