Terrible and Unsafe
We, a group of 5 girls had planned a vacation to Phuket for 4 days. We booked Patong Heights for our stay via Booking.com.
In my entire experience of stays at hotels I can confirm that this particular place was the WORST place to stay at. Below is my complete honest review of this stay.
Location: The location of this hotel is uphill and cannot be considered as “walking distance “ to Patong beach. Even cars will struggle reaching the lobby of this hotel. However they do have a shuttle that runs on set timings and is a good option to commute.
Property: Misleading in terms of rooms & amenities. They have 2 rooms on the ground floor with Private pool/Jacuuzi. 1 room has a very very small pool (can fit 1 person). Even the room size is very small. The other room has a comparatively bigger, but not enough, pool/jacuuzi. The images on the platforms make it seem like they are quite spacious.
The infinity pool is on the 2nd floor, and they have put images of the Presidential suite overlooking pool, but the remaining rooms adjacent to presidential suite are quite small… but same charge on booking. However, upon asking they refuse to acknowledge their misleading strategies for luring customers.
The elevator buttons do not work well.
Service: This particular part of my experience was the worst from this hotel. I would like to name the person behind making our experience nearly unsafe and scary in Phuket — Vivian. She was there all the time while we were at the property. From the first moment we checked in, Vivian made sure to make the whole thing about Money. We were travelling, of course we were prepared to spend money in order to make the most of the trip. But that does not mean that we would spend it left and right for unnecessary things.
Vivian also commented that we should book their property directly and not via Booking.com as they “charge more” and directly is “cheaper”. She insisted on this topic 2-3 times.
She charged us extra for adding 1 bed to the room which is fine, but she charged as much as an entire new room. After paying, she mentioned that the extra person has to pay more for the “complimentary breakfast” if they choose to eat in the morning. Most of us being vegetarian, we opted to not pay more for breakfast as we also carried ready to eat with us.
Next day when we went to check out the breakfast menu, Vivian followed us from plate-to-table like we were thieves. She misbehaved with us and spoke rudely. She pointed to us and told us to “go to our room“ because she thought we were all eating her breakfast. We told her that only 3 people out of 5 will be eating breakfast, she told us that the remaining 2 people cannot sit at the table. She kept shouting and saying that she cannot “control” everything. But truly she was being a total control freak. Upon addressing this issue, she rudely asked us to leave the hotel. I told her that we cannot leave hotel because we booked it till the next day and everything is being paid for. To which she replied- “I will give you your money back- just GET OUT”
We told her that this is not at all professional and we wish to speak with the owner. She bluntly told us that SHE WAS THE OWNER of the hotel (which we know is not true)
I don’t know what she told the Owner afterwards because it seemed like he was also mislead into thinking that the whole fiasco was our fault. But if the owner is reading this, I would like to tell him that he should cross-check things and not blindly believe Vivian. Rest is upto him to see the best for his hotel.
Since we had this quarrel with Vivian, it made her anxious and angry and she THREATENED US by saying she will call Cops & Immigration services if we do not vacate the hotel by 12 pm. This was happening at 11 pm and it gave us only 1 hour to wrap up and leave the hotel. They based the whole thing on noise complaints (there was noise, I agree but not as much to call IMMIGRATION services over) She never mentioned noise complaints while we were at the breakfast table. This happened after we told her that we cannot leave the hotel.
This whole drama was such a mess for us because we were in a different country, knew no one there, 5 girls and nowhere to stay. This created a very hostile environment for us and an unsafe situation.
We finally had to leave the premises because Vivian twisted the whole story in her favour by using our earlier mails (where we asked if we could decorate the place a little for our friend who is getting married soon), a little noise that was created and the fact that we were unable to speak to the owner.
Using police & immigration officer threats she made us pack up and leave the hotel within an hour. We did not even eat a morsel at their restaurant. They paid us back 80% of the amount of the day we checked out.
This is not an experience that we imagined or expected to happen with us.
I would strongly recommend not opting this hotel if you are looking for a stable stay.
Hotel response

Our guests value the quiet and relaxed atmosphere at our property and we advised that any excessive noise from your party may result in warnings or punitive measures. Your response to our email indicated you would make sure not to produce any noise at all, despite our attempts to advise that parties and noise go hand in hand.
Both adjacent suites and the suite across from yours lodged complaints about the noise from your room occurring well past midnight. Under normal circumstances, we would provide a warning first. As the complaints were so numerous and you appeared to have no intention to stand by your word regarding excessive noise levels, our management nullified your reservation on grounds of guest misconduct in order to safeguard the rest of our guests from an unrestful stay.
Your reservation was cancelled and the remaining unstayed days in your reservation were refunded, even though Booking.com policy states no refund is warranted in this type of situation. We regret that you have also had a negative experience during your stay in Phuket but please note hotel property rules are in place to ensure the comfort of all guests.

The only cons are it’s a little pricy and located on a mountain/hill. There is a small convenience store nearby that you can access. It’s easier to walk 10mins downhill to the beach, restaurants and Bangla, but wouldn’t be as easy walk back up. Would be a great workout though lol. Hotel shuttle or grab/taxi was always to get back.
Overall, we highly recommend and we’d stay here again!

High hopes, big let down :(
What was meant to be a relaxing holiday turned into a stressful and upsetting ordeal from the very start.
When I arrived, staff couldn’t find my booking, there was confusion over whether I had already paid, and even ordering food was chaotic, with three different staff members giving conflicting instructions and speaking over each other. The location is also misleading — it is far from Patong Beach and up an extremely steep hill that my driver struggled to climb. These first impressions immediately raised concerns about the quality of service, so I enquired about canceling before checking in.
At that point, I was suddenly told I would be charged the full amount, even though the written cancellation policy I received before booking clearly stated I would only need to pay 20% of the total.
For hours, I was given contradictory explanations and pressured to confirm my stay before anyone could give me a consistent answer.
I waited in the lobby for hours while being told one thing by the on-site manager and another by remote coordination staff.
No one could show me where these updated policies were documented, making it impossible to make an informed decision.
After seven exhausting hours of back-and-forth discussions and emails — during which I repeatedly raised serious concerns about hygiene and safety in both rooms — I was finally offered an 80% refund. This only came after constant pressure, and throughout the process, my points about the state of the rooms were largely ignored or dismissed.
The manager was hostile and defensive when finally processing the refund, even telling me I should be grateful because he had been “nice,” despite being unwilling to offer any real solutions or take accountability even up to that point.
As for the rooms themselves, while the design and styling are modern and visually impressive, the upkeep is poor and cleanliness standards are unacceptable:
A strong, musky stench filled both rooms, coming from the air conditioning vents. The air felt heavy and stale, as if mould spores and dust were constantly circulating.
I woke up covered in bites, despite all door and windows being closed
The bathrooms were dirty, with mould, grime, and soap scum on the tiles and fixtures, plus rust-like buildup.
Sheets and towels looked off-colored and did not feel clean.
There were cracks and visible water damage on walls and ceilings.
I didn’t even feel comfortable standing barefoot in the shower.
The elevator buttons at times didn’t work, same with the key card for my door.
When I brought these issues up respectfully, they were completely dismissed. For example, when I pointed out the cleanliness of the showers, I was told: It’s just calcium, not dirt — and nobody else has complained - dismissing me as difficult and high maintenance.
Room service is also misleading. While it is advertised as being available from 12 PM to 10 PM, when I called to order food, I was told there was no chef on-site at that time. The menu is small and basic - different from photos put up their site.
Adding to the frustration, a 2,000 THB cash deposit was required when I finally checked which was never disclosed beforehand despite the hotel already having my card details.
I want to clarify that the issue was entirely with management and cleanliness. The other employees I interacted with were nothing but polite, with smiles and good manners throughout. Unfortunately, management’s behavior was defensive, dismissive, and focused solely on justifying problems rather than fixing them.
While the property itself has potential due to its modern design, the poor upkeep, lack of transparency, and hostility from management make it impossible to recommend.
If you value your time, money, and peace of mind, do NOT stay here. There are many other hotels in Phuket that will treat you with respect and deliver the experience they promise.
