Totally Amazing
I saw none of the negativity that this particular lady experienced. I found the hotel to be charming, quirky and spotless. The host Tony was very welcoming and pleasant as was Tracey the next morning. My room (no 3) was nicely decorated with everything I needed including huge fresh towels, fridge, water, toiletries and even an Alexa. Parking in the street was a little awkward but later on there were plenty of spaces and it was free too.
I loved all the plants and had seen these on the Website before I booked. One other nice touch was the welcoming Log fire burning in the reception/bar area and the amazing art pieces which were a talking point and were all over the hotel. I can honestly say that this charming hotel with its equally charming proprietor and staff will definately be on my list of 'go to' places when I need a break.
I cannot wait to return.

A great experience and a great sleep.
We arrived early but were allowed to check in and receive key and we left our belongings in the car until we returned.
Unfortunately there was no space on Station Road so we paid the parking in the car park next door (some other hotels on the strip move theirs cars to allow enough. Space when others arrive) as it’s free parking on station road..
The room was #7 on top floor and it was very clean and larger than we ever expected. A set of bunk beds one single bed and a double 4 poster bed, kettle, mini fridge with water (nice touch) table and chairs and a tv.
The only thing missing was a mirror in the main room (well a little circular one really high up on the wall) there is a mirror in the bathroom area.
Hairdryer and fresh towels were all provided.
Only little thing (it didn’t bother me as I take my own) but maybe a little shower gel available in room would just top it off nicely.
Cleaner was very pleasant and even took our key off of us the next morning
One very small issue the window didn’t catch properly but it didn’t bother us and the team were notified next day of it.

Absolutely Jaw dropping!!!
Generally on my trip to Blackpool I will only use well affiliated branded hotels because of previous encounters of disastrous B&B choices. On this occasion is was a spur of the moment trip with no availability in my regular choice of hotels, unbe known to myself it was the fireworks display evening and everything was fully booked. Unwittingly I stumbled across The Park Royal which with its remarkable reviews and photo uploads I was convinced this would be suitable accommodation for my weekend trip. Foolishly I Booked for 2 evenings. So impressed with the rates that I opted for the slightly more expensive superior room. Shortly after booking through a well known website, I started to receive text messages from the proprietor with a barrage of do's and don't and it's T&C's that the booking site had not stipulated. Then a text asking if I was still coming. Very dubious but I had already paid so I was at a point of no return. When we arrived there was nowhere to park and looking at the down trodden street it was safer to park my vehicle in a secure parking complex which was quite a distance from the guest house. Any similarities to the pictures on the website had vanished off the front of this run down property. The sign is faded and covered in bird muck, no sign of any beautiful flowers in hanging baskets. On entering you have to fight your way through the overgrown plants all around the door and hallway, its like the Amazon rainforest. Then there is whole heap of junk placed around the hallway. First impressions where I have just stepped into Steptoes yard. I'm afraid it just went downhill from there onwards. The room was tiny, the mirrored furniture was smashed. The wallpaper was falling off the ceiling. A garden table and chairs plonked in the only bit of space left on the floor with more plants. The towels were like sandpaper. Still we were determined it wasn't going to spoil our break. I told myself put up and shut up and go enjoy yourself. When we got back from our evening out, the place was in total darkness and the key was faulty it took us a while to get in the property. ( No we don't drink, so that was not the problem). Inside was freezing, it's October and no heating??? The bed was disgraceful, the bedding was cheap nylon with a lumpy sweaty duvet inside. On top of all this I was bitten through the night by what I can only assume to be fleas as the premises has a pet dog. I didn't get a wink of sleep and it was like the Baltic in there. You cannot physically turn the radiator on because it is covered by a radiator wooden cover. By this point enough was enough we didn't get washed, brush our teeth or enjoy a relaxing cup of tea it was too cold to do anything, we used no facilities whatsoever. We got dressed and normally I would just leave and put it down to a bad experience and not return. Not this time I approached the proprietor and discussed our findings and I did question the reviews because anyone who finds this place acceptable must be pretty down on there luck and grateful for somewhere to stay. Nevermind the 9.2 Exceptional scoring by the booking site. The little man was very nonchalant and couldn't careless. I requested a refund but the greedy little man refused, I only hope he has used my money wisely and paid his utility bills so his next unsuspecting guests can at least have some light to see where they are going and some heat to keep warm. The booking site did refund me there commission which was a minimal fraction of the price and if you're still daft enough to book here like myself the Superior room is the standard room and leave your socks on because the carpets are filthy.

Yes there are plants in the hallway clearly shown on pictures she claims to have looked at I counted them there were 12 hardly an Amazonian rainforest, as for the "Heap of junk" and "Steptoes yard" comments tastes vary thank heavens Im sure I would feel the same if I was to visit her and again the art and furnishings are clearly shown on photos of the place which she reports to have looked at.she goes on and on about just about everything even slating previous guest reviews as being from people very hard up as if her opinion was definitive. I wont go on to mention everything as its not worth my time however leaving without washing or cleaning your teeth is hardly something I would expect from someone claiming to be the very zenith of good taste
