Great location nice place.

We found this place because it had good value for money. We had a great time. The room was very comfortable, comfortable bed with 4 pillows and clean. Bathroom a little small, but in Scottish standard, with what you need, apart from the small sink. The owner Neil very kind, just arrived explained everything, although we with English is not that we know much, but we understood each other. Vintage style room, but with everything you need. Garden view with classic 3-window window. Carpet on the floor, many do not like it but still spotless. Area well served by buses, the 12 and 24 in front that led to the center and Portobello beach, otherwise 300 meters to the back, another main road served by many other buses to go a bit 'everywhere. Small market just in front, Margiotta, with a bit of everything and affordable prices. Another mini market just below with as much choice, but small. Immediately nearby small burger joint, not bad and another cafe for quick breakfast with great wraps. For Smith, pay attention only to the steps to climb because they are very narrow.
On departure, we had to leave at 4am, but without problems, leaving the key hanging shortly after the entrance. Conclusion we enjoyed it very much and, if we return, we will definitely take it into account. Highly recommended. Bravi

Quiet and cozy

Sufficiently spacious rooms, large bed, tea and coffee, very quiet and cozy. Friendly treatment by the owners. There are shops and restaurants on the same street. Although it is not close to the center, it is very easy to access both by bus and on foot.

As if you were in Harry Potter's house

Guest house very well located in a residential area in front of a small park. There is a grocery store on the corner. Different bus lines nearby. Very quiet and quiet area. The stairs are very narrow. Very good quality-price ratio.

Excellent Stay!!!

Beautiful guest house in a very nice area, my room had the best view of Edinburgh but the whole guest house is just adorable, the location is excellent I walked everywhere and I din’t feel like it was to far from anything. Neil was very friendly and welcoming on arrival.
Would hundred precent recommend and stay here again.

Adequate

There's no breakfast served, despite what the listing says, the rooms I was in was adequate (small double) as was the bathroom. It's a fair way from the old town, but a pleasant stroll nonetheless. No food allowed in the rooms, but there is a kettle and tea & coffee available.
No idea what the owners are like as I met Mr Smith for one minute while checking in. Rooms on the top floor are accessed via a narrow, winding staircase, so no good for anyone with mobility issues.
