I stayed here for one night I will definitely stay here again whenever I’m in the city. Bed was super comfy and breakfast was lovely too.

A great travel base for Edinburgh off city center
We originally booked our first three nights in Scotland there and enjoyed it so much that we booked an additional two nights after we were back from our road trip to the Highlands.
The hotel is just south of the the Royal Botanic Gardens on a side street, away from the traffic noise, about a mile from the Waverly train station. The hotel appears to be a converted three-story row house with a small sign out front. It is not handicap-accessible (steps up to the hotel and there is no elevator).
Our room (Room 3) on the second floor was in the back of the hotel (quiet) and even came with a small sitting room. Edinburgh Castle was visible in the distance on clear mornings. Very clean and well-kept. The shower in the bathroom of our room was a tight fit, which is something to be expected in a re-use of such a building, but very clean.
It is a pleasant 15-20 minute neighborhood walk to the Royal Mile or there are many buses that pass on the main street 1/2 block east of the hotel with a 8-minute bus ride to the Royal Mile. (The day pass is a great value if you hop on/off multiple buses for the day.) Breakfast was excellent each morning in the front parlor and Sheree was most helpful in suggestions for area supper venues after a day of sight-seeing. There are many restaurants are within easy walking distance from bar/bistros to Asian to award-winning fish & chips.
I can't comment on parking as we did not have a car while in Edinburgh, but it did seem limited to on-street parking (metered) opposite the hotel. From the airport, we took the Airlink 100 bus to the train station and walked to the hotel on the way in, which was nice after a day of sitting in jets and allowed us to get a feel of the city. When leaving for home in the early morning, we took a bus to the train station and again caught the Airlink 100 express bus to the airport. Since we were leaving before breakfast, the hotel left us a takeaway paper-bag breakfast to eat at the airport.
We would gladly recommend it and stay again, but note that this location may present challenges to someone with limited mobility due to steps into and throughout the hotel and some hilly streets in the neighborhood.

Excellent stay and a good value
Had three nights in Edinburgh and very much enjoyed our stay at Inverleith. Comfortable rooms, a good breakfast including one day when we needed a sack breakfast because we had to leave early for a tour. The bus stop to/from the train station just off the royal mile is around the corner from the property. Get your bus pass card and ride it into town (up hill), you can walk back and get your exercise or ride the bus again. The Orchard Pub/Restaurant is just around the corner as well and has excellent food. We had a great stay, enjoyed the hospitality and would do it again.

Fabulous hotel
Stayed here for two nights to attend my niece's wedding at the Botanic Gardens. Beautiful hotel with very friendly manageress and pleasant staff. Our room was tasteful and homely with nice bathroom. Breakfast was great with menu choices and the time you'd like it chosen to suit you. Located next to the Botanic Gardens with street parking nearby, and nice pub The Orchard just around the corner, we couldn't have asked for more and would be delighted to stay here again on our next visit to this wonderful city.

Inaccurate description in my guide book.
We were in the family en-suite room. Dimly lit. Only one desk chair. No closet. Stains on the bedding. Very small bathroom. When I sat on the toilet, my right leg was under the sink and only 18 inches from the shower door. Sewer smell in the room made us ask to relocate (they were willing to accomodate) but fortunately went away after running the water for a while.
Very friendly and helpful manager. Sheree is her name. Good breakfast. On-street parking is free on weekends and 5 GBP on weekdays (1/4 mile away).
