The Room was clean the staff was excellent and the breakfast was great and plenty of parking and close to downtown Middleburg.

Room was clean. No arm chair to sit and read in. Just single dining room chairs
Lots of debris around the swimming pool. Three pool vacuum cleaners at work. No word on where the hot tub was.
In the bathroom very large tub needed sealant around the edges.
Plenty of parking. Staff was difficult to find. Two guests expected to meet for early check in but didn t find anybody there.
I decided not to stay for breakfast.

Great stay at a quaint B&B.

We just got back from staying in the Iris room at the Briar Patch B&B. Great location and the room was true to the 1805 era, we found it comfortable and charming. The hosts were extremely accommodating and friendly and the custom made breakfasts were delicious. We will be staying here again.

If you have other options, take them

So much wasted potential. As a B&B, this COULD be easily a 5 out of 5, but it's a solid 2. From the looks of things, this was a nice play to stay 3-4 years ago.
The best thing about our stay was the breakfasts - yummy made-to-order eggs and excellent sides. Well done, chef!
The rest of the story:
- the disheveled grouchy proprietor needs to not be omnipresent. He lingered at his messy desk just off the common room, surfing the internet until 10:00 pm or later. He needs to empty his trash can and keep his shoes or socks on and leave guest relations to someone else.
- the front porch is the current highlight of the grounds and offers lovely views and a relaxing atmosphere, but the floor was covered in bird poop.
- the pool (algae and dirt filled) is un-swimmable and its deck is dirty and strewn with broken furniture. The gates around it do not lock - SAFETY hazard.
There is potential for this to be a lovely wedding venue again some day, but they're a year or two away from a return to their glory days.

The only positive attribute of the place was it's proximity to Middleburg. The house was very dirty and disarray. The kitchen, which was open to guests, had dirty dishes and pots and pans in the sink the whole time. The kitchen counter was loaded with stuff. The front room, where checkin took place was a mess -- the desk area for the attendant had clothes on the floor and various items on the floor. The swimming pool had algae across the bottom -- it had not been vacuumed forever and you would not want that pool water to touch you. The furniture around the pool was shabby and not clean. The guest rooms looked nothing like the photos -- a rinky dink window air conditioner was the cooling method. The room smelled musty as if it had not been aired out. The tub and shower curtain the bathroom, including the tub mat were terribly yellowed and aged. We did not take a show as a result. We did not go in the pool as a result. And we refrained from breakfast as a result. To add further insult to us for this stay, the power went out our night there. When I called the staff, his response was: nothing I can do about it. He didn't even call us first to see if we were ok. It was essentially, 'good luck to you.' Not only would I NEVER return here, unless new owners bought it and refurbished it. I can only say that people should STAY AWAY from this place. It is unworthy to be listed as a B and B.
