Great villas and excellent service

Fallsway Villas are probably the best accommodation in Lusaka for those looking for a central location and top quality staff. This is the second time we have used them and the service is excellent. The apartments are spacious and kept spotlessly clean. Raj the owner is a gent and nothing is too much trouble for him . Highly recommended

Amazing

A large group of us stayed at Fallsway taking up 5 villas during our stay. We had a fabulous stay, the villas were clean and the maid came in daily to change the towels and make the beds. The only issue we found was the pool could have been cleaner but one villa asked for this to be sorted and the staff were quick to come and rectify this.

Super accommodation with very friendly staff

Fantastic accommodation right in the heart of Lusaka . From day one we were met by both friendly staff and management . We stayed 36 nights and was well worth the cost . The villas were kept spotless throughout . The pool was clean and the accommodation itself very smart . A few issues with power in the early days but outwith management control. Raj was an excellent manager . Helpful and polite throughout The security staff so friendly as well as the maids and ground staff . Its location ( a short walk to a good mall) was perfect for us. Cannot recommend highly enough

Cruel and Unusual

We had a lousy experience staying at Fallsway Villas over the 2022 Christmas Holiday. The accommodation itself was mediocre (ripped curtains, dirty pool, cheap old bed linens, full of roaches, spiders etc.). What made it really unpleasant was the fact that, like other guests who have reviewed, the management tried to shake us down for more $$ upon check out. Even worse, the manager texted me after we left: “In case you won’t be paying, the staff will bear the cost. And you can imagine the salary for these isn’t that much where they can bear this deduction”. So, a phony, made up charge with a threat to steal from the housekeepers if we didn’t pony up. Outrageous behavior from a terrible management team!

Very disappointing and TERRIBLE Management

The photos are misleading. Only one of the villas is that nice, new white villa. The majority of them are older, dark, and have old, unpleasant furniture.
The management of Fallsway Villas is totally corrupt and incompetent. We reserved a villa online, using Hotels.com, for what seemed like a fair and good rate. All was fine with our reservation and two weeks before our trip, I emailed the property to confirm transport from the airport (which it said on Hotels.com was included) and the reservation. It took three emails to the property for the manager to respond and when he did he claimed he never received the reservation from Hotels.com. I contacted Hotels.com who then contacted him and he only then confirmed the reservation. But he said he wouldn't accept the reservation because he wanted a higher rate. He wouldn't budge and Hotels.com did little to resolve the situation other than offer to try to find us another accommodation. The manager was horrid and claimed that Hotels.com had made a mistake in the rate they posted on their website. But Hotels.com confirmed to us that the rate they posted is the rate in their contract with Fallsway Villas. It sounded like the Manager was just trying to get a higher rate on the villa. Terribly corrupt and poorly managed!
We do not recommend this site. Go check-out Airbnb for Lusaka, which is growing by the day. Or consider one of the hotels, which are more fairly and professionally managed.
