Positive experience
We stayed for the holidays and we had a great time; we booked the triple because we have a little girl. Wonderful room overlooking the Spanish Steps, very large and cozy. Owner available in case of problems (even if not present on site). Strategic position to visit Rome, close to the metro, but also convenient on foot.

Great except for the noise at unwelcome hours
The suite we are in, named ‘Trevi Fountain, is spacious, with a nice, firm bed, and well maintained. Lovely bathroom, and daily towel replacement is a nice touch. Check in via WhatsApp was relatively easy, communication with the host via it was good, too. Location is excellent, and the surrounding streets are great to meander through, unlike some other areas we visited, which didn’t have the same relaxed vibe. Our only issue - frequent noise that came through at quite a high volume due to the acoustic nature of the alley outside our windows, and, despite what looks like double glazed windows, one does not shut properly. So although older reviews don’t mention noise issues, we were regularly woken by ‘expressive’ locals greeting each other in the early hours, as well as delivery trucks, and the workers who seemed to be transferring all the goods of the world to local establishments around the piazza from the alley, starting around 5.15 am every morning

Four nights here and the room (king) was beautiful and large and the location is amazing. Unfortunately, what ruined our experience was the female older host who worked as the cleaner during the day. On one occasion, my partner and I slept in until the early afternoon - note: we were not checking out, just a sleep in. The woman proceeded to come in the room and was highly abrupt and frustrated that we had not left our room so she could clean. We responded with us being on vacation and essentially we can leave the room when we please, however she continued to argue and state that we were not allowed to sleep in given she does not get paid by her boss if she cleans outside of her work hours - that was not our problem. The conversation continued with her rushing us out and saying that this was not a hotel where we could 'relax' on vacation and it was a B & B - again, ridiculous and not anyway to treat guests. We also were not even indicated to anybody that cleaning is at a certain time, not that that should even matter. Bed was only made up as well so the sheets weren't even changed. On a another occasion as well before this incident, I went back up to the room to get changed as she was cleaning and she was frustrated with me that I was changing and interrupting her. This was so unfortunate given the place is otherwise really good!

Centrally located in Piazza Mignanelli. Easy walking to Roma termini train station. If you want a cab, this place is a concentration point. 5 minute walk to the Spanish Steps. 10-15 minute walk to the Fontana di Trevi (Trevi fountains).
15 minute walk to Pizza di Popola.
I was greeted by Alexandra when I arrived.
The room is house cleaned daily. A nice breakfast is prepared by Simona each morning.

Very good for its top location
Spent a night in Rome in that B&B and have to tell its location is really top in the small square that is part of Piazza di Spagna square. Room was nice, well equipped and clean. Check-in and breakfast should be anyway improved
