A really nice holiday!
I stayed with my family in early March: the room is beautiful and very spacious (in 3 we were very comfortable). The location is excellent (15 minutes walk from the Colosseum and 10 minutes by bus from St. Peter's Basilica), with restaurants and bars. Checkin and checkout are managed independently, but referrers are present and available over the phone or via whatsapp.

Booking cancelled!
Reserved in August for a stay in October. Wanted to keep some flexibility, so booked their 'cancel up to a week in advance' deal. However they interpret this as 'you must pay in full a week before. So one week before they send an automated email cancelling the booking. And didnt reply to an email asking for an explanation. Ended up getting accommodation with a proper hotel in the end. Either avoid or go through italian T&Cs very carefully.

PERFECT!
Everything was perfect! Friendly and helpful owner! Location very close to the historical center of Rome! 10 mins by foot to the Colosseum! Metro station, coffee bars, bakery, supermarket, restaurants everything not more than 2-3 mins by foot! Clean and spacious room! Thank you very much for everything!

They don't answer the phone
Avoid this hotel!!!!!
I booked a night in this hotel unfortunately they canceled the date of an event I tried to ask to move the booking but they pretended nothing had happened by never answering calls, messages and emails sent on booking and via wattsapp.... but the the real problem is another, I wanted a receipt of my payment, it seems legitimate to me, to be able to ask for a refund from whoever had moved the event for me from there the ordeal endless calls and messages told me that it wasn't ready that they would have it for me sent as soon as possible.... until they stopped responding. then one day I call booking and magically after 20 seconds received ready....

Great Location!
It’s located in a great spot right at San Giovanni and very close to the subway station. The prices are affordable considering it being located so central. The host Simone is an absolute blast, taking care of his guests making sure you get the best stay possible without any hassle.
